the applicant shall provide the Planning <br /> Commission with the information as required <br /> under Sections 19.804 and 19.805 of the <br /> Zoning Ordinance. <br />7. That the C-T zoning at the intersection <br /> oi- Hopyard Road and Valley Avenue be denied <br /> and that this use be incorporated on the <br /> proposed C-N site. <br />8. The minimum lot size shall be 6500 square <br /> feet and the average lot size shall be <br /> 8000 square feet. <br />9. That a 3-4 acre site generally bound by MM <br /> St., Valley Ave., G Drive and approximately <br /> 100 feet north of NN Court be reserved for <br /> an institutional use; further that the pro- <br /> posed lot pattern shall overlay said site <br /> in case no institutional use decides to <br /> locate within a period of five years. <br />17. No building permit shall be issued by the <br /> City of Pleasanton within the C-N site until <br /> such time as there exists 500 occupied dwell- <br /> ings within Tract 2905. <br />11. For parks and recreation requirements, please <br /> refer to staff report prepared by Gary Patton <br /> dated November 6, 1967. <br />12. That the Planned Unit Development shall be <br /> approved for a period of 8 years. <br />Tract 2,05. <br />i7,~on motion of Commissioner Arnold, seconded by Commissioner Gibbs, the <br />following resolution caas adopted by unanimous vote: <br />RESOLUTION N0. 732 <br />WHEREAS, the application of MacKay Homes, 830 Menlo Avenue, <br />Menlo park, for Tentative Map Approval of Tract <br />2905 has come before this Commission, <br />NOW, THEREFORE, BE IT <br />RESOLVED: that the above application be approved with the follow- <br />ing conditions: <br />1. That all in-tract easements be granted as public <br />service easements with no reference to specific <br />use. <br />2. That the number, size and location of fire hy- <br />drants remain subject to change pending comple- <br />tion of a study of this matter by the Fire Chief. <br />3. That the developer provide all the street light- <br />ing facilities necessary to adequately light <br />the streets within and adjacent to this tract <br />at the lowest possible cost to the City and i.n <br />accordance with the method, City owned or P. G.E. <br />owned, that i.s commonly in use by the City of <br />Pleasanton at the time of approval of the 8ina1 <br />Map. <br />4. That electric power distribution and communica- <br />tion service systems be placed totally under- <br />ground except for pad-mounted transformers and <br />above-ground splicing cabinets where necessary. <br />5. That approval of the sanitary sewer system be <br />withheld until the developer has demonstrated <br />to the satisfaction of the City Engineer that <br />the proposed system is adequate for the service <br />area and generally meets the immediate and <br />Long range requirements of the sanitary sewer <br />system in this and all tributary areas. <br />6. That approval of the water supply and distri- <br />bution system be withheld until the developer <br />has demonstrated to the satisfaction of the City <br />Engineer that the proposed system meets both the <br />immediate and long range requirements for sup- <br />plying water i.n this area.. <br />7. That approval of the storm drainage system be <br />withheld until final design calculations have <br />been checked and the developer has demonstrated <br />to the satisfaction of the City Engineer that <br />the system fully meets the requirements of this <br />
