Mr. Castro presented the staff report which recommended <br />denial. The applicant was not present. UPON MOTION OF COMMISSIONER ARNOLD, <br />SECONP.ED BY COMMISSIONER PLATO, AND CARRIED, THE APPLICATION OF Z-67-70 WAS <br />DEIJTED. <br />6e. Z-67-62, MacKay Homes; 8a Tract 29)5. <br />Next was the application of MacKay Homes, 830 Menlo Avenue, Menlo Park, for <br />a Zoning Permit Z-67-62 with Planned Unit Development Approval for land uses <br />as indicated on Tentative Map, Tract 2905. It was also decided to consider <br />Tract 2905, request for T=ntative Map Approval for approximately 475 acres. <br />Mr. Castro presented the staff reports. It was noted by Mr. Fairfield, re- <br />rresenting MacKay Hanes, that there would be a sidewalk only on the west <br />side of Valley Avenue. In addition to the sidewalkc, however, there would be <br />a bicycle path. Mr. Fairfield stated that the east side of the street would <br />'?e landscaped. Mr. Fairfield suggested a twelfth condition to the P.U.D.--- <br />a time limit of eight years. It was also noted by Mr. Fairfield, in regard <br />_o Condition 16 for Tract 2905, that there would be no access road on the <br />TJort.h side and to his knowledge the City does not object to this proposal. <br />Mr. Fairfield also suggested that in Condition 8 of Z-G7-62, the average lot <br />aize be changed to 8,00) square feet. <br />Upon motion of Commissioner Plato, seconded by Chairman Antonini, the follow- <br />ing resolution was adopted by unanimous vote: <br />RESOLUTION N0. 731 <br />WhEREAS, the application of MacKay Homes, 83J Menlo Avenue, <br />Menlo Park, for a Zoning Permit with Planned Unit <br />Development Approval (Z-67-G2) for land uses as <br />indicated on Tentative Map Tract 7.905, has come <br />before this Commission <br />NOT•7, THEREFORE, BE IT <br />RESOLVED: that the above application be approved caith <br />the following conditions: <br />1. Approval of a zone change reco~mnending those <br />uses defined on the tentative map. <br />2. Terms of Annexation No. 41. <br />3. Submission of final Landscape plans for the <br />back-up treatment in conjunction with filing <br />of final map and improvement plans includ- <br />ing a full irrigation system. <br />4. That the street patterns shall be in substan- <br />tial conformance in each phase of development <br />with Exhibit A. <br />5.
