Sb. UP-67-18, A. G. Overpack. <br />Chairman Antonini opened the public hearing on the application of A. G. Over- <br />pack, 1515 North Main Street, Milpitas, for a Conditional Use Permit under <br />Section 12.304 for the construction of a 230 unit trailer park on that pro- <br />perty .tocated on the North side of Vineyard Avenue or parcel described in <br />Book 946, page 1250, Parcel 15, in a C-T District. Mr. Castro presented the <br />staff report which suggested approval with conditions. The Commission raised <br />the question as to what type of screening was planned for the garbage area. <br />Commissioner Plato felt that Flood Control should give an opinion on the <br />proposal before the Commission approved the trailer park. It was also suggested <br />that garbage be pieced up at each trailer site weekly, rather than placed <br />in a central pick-up area each day. There was considerable discussion on <br />the request of the Co®mission to designate two additional trailer spaces <br />for storage. Mr. Amaral, representing Mr. Overpack, was coilling to use <br />the two additional spaces for storage only if they were needed. The <br />suggested condition of putting the existing wooden pole line on Vineyard Ave. <br />underground was discussed by the Commission and Larry Sulser, representing <br />Mr. Overpack. Upott motion of Chairman Antonini, seconded by Commissioner <br />Plato, and carried, the public hearing was closed. Upon motion of Commissioner <br />Plato, seconded by Chairman Antonini, the following resolution was adopted by <br />unanimous vote: <br />RESOLUTION N0. 73J <br />WHEREAS, the application of A. G. Overpack, 1515 N. Main St. <br />Milpitas, for a Conditional Use Permit under <br />Section 1.2.304 for the construction of a 23) unit <br />trailer par'.t on that property located on the north <br />side of Vineyard Avenue or parcel described in Booc <br />946, page 125J, Parcel 15, has come before this <br />Commission: <br />racna, THEREFORE, BE IT <br />°;:SOLVED: that the above application be approved with the <br />following conditions: <br />1.. That the application is granted for the land described on the application <br />and any attachment thereto and as shown on the plot plan submitted labeled <br />Exhibit A. <br />Z. That all requirements of axUr law or agency of the State, Alameda County, <br />and any other governmental entity shall be met. <br />3. That all curb openings as proposed on the plot plan on Vineyard Avenue <br />shall be subject to the approval of the Public T•aorks Director. <br />4. That there shall be a 6 foot redwood fence installed along the entire <br />easterly property line with the exception of that right-of-way proposed for <br />the Arroyo Del Valle Parkway. <br />i. That a).1 visitors' parking areas shall be designed at a 9.0 degree angle. <br />6. That on certain unique lot areas specified by the Planning Director, the <br />applicant shall submit a precise plot plan showing how the trailer shall <br />be located on the proposed lot and subject to the approval of the Plannirg <br />Director. <br />7. That the final development plans for the park shall also include a pro- <br />posed lighting system for the entire development, which shall be subject <br />to the approval of the Planning Director. <br />8. That the applicant shall submit a typical service curb detail showing <br />water, sewer, and electrical connection. <br />9. That all trailer spaces shall maintain a 1J foot rear yard setback from <br />property 11ne. <br />1J. That all 38 foot lots shall maintain an 8 foot side yard setback. <br />11. That all 35 foot lots shall maintain a 5 foot side yard setbac:c. <br />1%. That all trailer spaces shall maintain a minimum of 5 foot front yard <br />setback. <br />13. That the developer shall provide one submerged garbage can for each <br />trailer space. <br />14. That trailer skirts shall be required 60 days after the placement of <br />said trailer. <br />15. The developer shall provide frontage improvements on Vineyard Avenue <br />which shall be subject to the approval of the Public Worsts Director. <br />1G. Terms of Annexation No. 33. <br />17. That the developer shall submit a drainage plan subject to the approval <br />of the Public Worts Director. <br />18. That the developer shall provide all electrical and communication lines <br />underground. <br />19. That a central garbage area shall be provided as shown on the approved <br />-2- 11-21-67 <br />
