2, That the applicant shall submit a precise <br />landscaping plan indicating plants and ma- <br />terials to be used subject to the approval <br />of the Planning Director. <br />3. It is further understood by this Depart- <br />ment that the exterior material on the pro- <br />posed Justice Court shall be as follows: <br />(aJ That the roof shall be constructed <br />with Spanish tile, the walls shall be built <br />of slumpatone, and the exposed vertical <br />columns shall be of exposed redwood. <br />4. That all parking areas shall be paved <br />with asphaltic concrete. <br />5. That all parking areas shall be striped <br />and bilmper stopped. <br />6. That the applicant shall provide one <br />treewell on the new sidewalk to allow the <br />placement of a city street tree. <br />7. That a property survey shall be sub- <br />mitted to the approval of the Public Works <br />Department. <br />8a. Tract 2896, Stoneson Development Company <br />Request of Stoneson Development, 3150 20th Avenue, San Francisco, for tentative <br />tract map approval for 400+ acres, located generally between Highway 680 <br />and Foothill Boulevard and south of Highway 580. Mr. Castro explained to <br />the Commission that this item should be continued to the meeting of April 24, <br />1968, to allow the Subdivision Committee time to further review said map. <br />12.) MATTERS FOR INFORMATION OF THE COMMISSION. <br />a.) Mr. Campbell presented an exhibit indicating the work that has been <br />accomplished in the downtown area., including demolishments and renovations, <br />all at the instigation of the property owners. <br />b.) Commission Review of De Salvo Property (Willow West). <br />Mr. Castro explained the purpose of the review was for the Commission to <br />express an opinion on the proposed development, after reviewing the proposed <br />land use and circulation system. Mr. Castro requested that the Commission <br />hear the presentation given by Mr. Dan Coleman of Dan Coleman & Associates. <br />Mr. Coleman spoke briefly explaining the various land uses for the proposed <br />development, containing approximately 455 acres, noting that the industrial <br />area will be located north of the Mocho Canal, with the proposed residential <br />area south of the Mocho Canal. Mr. Coleman explained that the large area <br />zoned Agricultural was merely a holding district, pending future development <br />of the property; The plans further included a lake and golf course, acting <br />as the focal point for the entire complex. Mr. Fales indicated he was <br />impressed with the proposed development, noting that the industrial area <br />and motels and hotels would be an important source of income to the City. <br />Mr. Fales also favored the large area zoned as Agricultural for aesthetic <br />reasons. After further discussion, UPON MOTION OF COMMISSIONER GARRIGAN, <br />SECONDED BY COMMISSIONER GIBBS, AND CARRIED, THE MATTER WAS CONTINUED TO THE <br />NEXT REGULAR MEETING OF APRIL 24, 1968. <br />12c.) Mr. Castro read a letter from Trinity Lutheran Church, 1251 Hopyard <br />Road, (dated April 9, 1968), requesting the use of their building for Easter <br />services, prior to having the landscaping completed as required by the <br />conditions of their use permit, It was noted in the letter however, that <br />plants and trees were on order, and adequate funds for grading and levelling <br />of the property were available. The Commission discussed the letter and <br />asked Mr. Castro to advise the Pastor of the Church of the following action: <br />UPON MOTION OF CHAIRMAN ANTONINI, SECONDED BY COMMISSIONER GARRIGAN, AND <br />CARRIED, IT WAS DETERMINED THAT THE LANDSCAPING AS PER USE PERMIT (UP-67-2), <br />BE COMPLETED WITHIN THE NEXT SIX MONTHS, OR BY OCTOBER 12, 1968. <br />4• 4-10-68 <br />
