Dan Coleman and Associates. <br />Request of Dan Coleman and Associates to consider the proposed land use and <br />major circulation system for the future development of the De Salvo property <br />(Willow West). Mr. Castro presented an exhibit delineating the proposed land <br />uses and their location, including the future realignment of Aopyard Road. <br />Some of theCommissioners expressed concern with the effect the commercial area <br />would have on the downtown district. Mr. Castro indicated that road alignments <br />in the area would be more precisely delineated at a later time. Mr. Castro <br />added that the Commission should consider the Land use at this time under a <br />planned unit development, individual phases would be submitted to the Commission <br />for review at a later date. Mr. Coleman explained the first phase of develop- <br />ment would be along Hopyard Road. Commissioner Plato expressed concern that <br />12 acres of commercial and office districts seemed excessive when redevelopment <br />has been planned for the downtown area; he felt that a portion of the area <br />could possibly be better used se an I-G (General Industrial) District. Mr. <br />Coleman stated that showroom facilities were planned for the C and 0 Districts <br />with the focal point being the recreational facilities. Mr. Coleman felt <br />the size of the C and 0 Districts was justified by the needs of the surrounding <br />area; adding there were several persons definitely interested in locating in <br />these areas.
