RESOLUTION N0, 784 <br />WHEREAS,. the application of Schulte Blackwell Development Co., <br />125 E. Sunnyoak Avenue, Campbell, for tentative tract <br />map approval of Tract 2987 for approximately 11.17 <br />acres, located west of Freeway 680, opposite Pleas- <br />anton Canai has come before this Commission, <br />NOW, THEREFORE, BE IT <br />RESOLVED: that the Planning Commission hereby Q~~ea..~ 6`~''~ S~- <br />the above application <br />for tentative tract as sub- <br />mitted, subject to lie following conditions: <br />4o.29P~ <br />1. That all in-tract easements be granted as public <br />service easements with no reference to specific use. <br />2. That the number, size and location of fire <br />hydrants remain subject to change pending completion <br />of a study of this matter by the Fire Chief. <br />3. That the developer provide all the street lighting <br />facilities necessary to adequately light the streets <br />within and adjacent to this tract at the lowest <br />possible cost to the 6ity and in accordance with <br />the method, City owned or P.G.&E, owned, that is <br />commonly in use by the City of Pleasanton at the <br />time of approval of the Final Map. <br />4. That electric power distribution and communica- <br />tion service systems be placed totally underground <br />except for pad-mounted transformers and above- <br />ground splicing cabinets where necessary. <br />5. That approval of the storm drainage system be <br />withheld until final design calculations have been <br />made and the developer has demonstrated to the <br />satisfaction of the City Engineer that the system <br />fully meets the requirements of this development <br />and all upstream areas intended to be drained <br />through this tract and that the requirements of <br />Alameda County Flood Control District have been <br />met. <br />6. That approval of the water supply and distri- <br />bution system be withheld until the developer has <br />demonstrated to the satisfaction of the City <br />Engineer that the proposed system meets both the <br />immediate and long range requirements for supplying <br />water in this area. <br />7. That approval of the sanitary sewer system <br />be withheld until the developer has demonstrated <br />to the satisfaction of the City Engineer that the <br />proposed system is adequate for the service area <br />and generally meets the immediate and long range <br />requirements of the sanitary sewer system in this <br />and all tributary areas. <br />8. That a grading plan be subm$ted for approval <br />as a part of the tract improvement plans. <br />9. That approval of the street grades be withheld <br />pending preparation of grading and improvement <br />plans. <br />10. That the streets be classified according to <br />the classifications previously discussed in this <br />report. <br />11. That fees in lieu of park dedication be collected <br />from the developer at the time of approval of the <br />final map, in accordance with Ordinance No. 439. <br />The fees will be in the amount of $150 per lot if <br />the final map ie approved prior to June 30, 1968. <br />A revised schedule of fees will become effective <br />on that date and would apply to any final map approved <br />after that date. <br />5-22-68 <br />
