7. That approval of the storm drainage system <br />be withheld until final design calculations <br />have been checked and the developer has de- <br />monstrated to the satisfaction of the City <br />Engineer that the system fully meets the re- <br />quirements of this development and all upstream <br />areas intended to be drained through this <br />tract and that the requirements of Alameda <br />County Flood Control District have been met. <br />8. That street widths be increased as follows: <br />Street H from 46 feet to 50 feet <br />Street D from 46 feet to 50 feet- <br />Capwell Dr. (Springdale Ave. to Street N) <br />from 84 feet to 104 feet <br />Street W (Springdale Ave. to Street N) <br />from 50 feet to 60 feet; <br />further, that approval of the following street <br />widths: <br />Springdale Avenue (between Capwell Drive to <br />Foothill Road) <br />Street ZZ <br />Capwell Drive (between Springdale Ave. and <br />Foothill Rd.) which will surround the proposed <br />regional shopping center be withheld pending <br />the submittal of a traffic study prior to the <br />issuance of the Zoning Permit for the shopping <br />center. <br />9. That a grading plan be required as a part <br />of the improvement plans for this tract. <br />lO.That all existing wells on the property be <br />properly sealed and abandoned in accordance <br />with City standards. <br />11.That automatic sprinkler systems be <br />required for all landscaped areas to be <br />maintained by the City and for street tree <br />plantings in the commercial areas. <br />12. That the neighborhood park will be re- <br />considered at the time of the tentative map. <br />13. That ,the-revised tentative map shall be <br />substituted for the tentative map approved <br />by the P.U.D., Zoning Permit Z-66-23. <br />
