RESOLUT70N N0. 791 <br />WHEREAS, the Planning Commission has reviewed the tentative <br />development plans and landscaping for the parks <br />system within Valley Trails, Tract 3004, <br />NOW, THEREFORE, BE IT <br />RESOLVED: that the Planning Commission hereby approves <br />the tentative plans as stated above, subject <br />to the following conditions; further that review <br />of the final development plans shall be made by <br />the Planning Department: <br />1. That the developer shall submit a detailed <br />construction plan for the improvement of said park. <br />2. Said improvement plans shall contain a detailed <br />list of materials including size of plans and <br />materials. <br />3. That the park shall contain an irrigation system <br />with automatic sprinkler controls; that said auto- <br />matic sprinkler controls shall be located away from <br />walk areas and subject to the approval of the Parks <br />and Recreation Director. <br />4. That the light standards as submitted by the <br />developer shall be installed in those areas designated <br />on the tentative development plan and shall not <br />exceed the height of 20 feet. <br />5. That all sidewalk areas shall be built of asphaltic <br />concrete subject Y.o the standards and specifications <br />of the City of Pleasanton. <br />6. That the developer shall provide one identifi- <br />cation sign, said sign to be built of redwood; letters <br />to be painted subject to the standard City colors; <br />and that the size and location of said sign shall <br />be subject to the approval of the Parks and <br />Recreation Director. <br />7. That the applicant shall submit design plans <br />for the recreational concrete pads for the review <br />and approval of the Parks and Recreation Director. <br />8. That no fencing shall be permitted along the <br />proposed elementary school site adjacent to the <br />park area. <br />9.) REFERRALS FROM ALAMEDA COUNTY <br />a.) Lawrence B. Taylor. V-4487 <br />Application to Alameda County Planning Commission for a variance to approve <br />a division of land into two building sites where one of the lots has two <br />dwellings where one is permitted and (2) waive the restriction against <br />change fn a nonconforming use (replace one dwelling on a lot which has <br />two dwellings and one is allowed) in an R-1-B-40 district, located at 6409 <br />Ali sal Street, west side, 1,000 ft. south of the intersection with Sycamore <br />Road, Pleasanton Area. Vince Aiello, Assistant Planner, reviewed the appli- <br />cation and recommended approval. After discussion, the Planning Commission <br />requested the Planning Department to notify Alameda County Planning Depart- <br />ment of their agreement to the request. <br />b.) 819th Unit, Gentry Development Co <br />Request for rezoning frcm R-1-B-E (Single family residence) District to the <br />C-N (Neighborhood Business) District and the C-0 (Administrative Office) <br />District approximately 1.5 acres at the northwest corner of Silvergate Drive <br />and San Ramon Road, Dublin. Mr. Aiello reviewed the application, noting that <br />a strip of residences facing this area seems more undesirable than rear yard <br />division between residential and commercial areas. The Planning Commission <br />recommended that the City of Pleasanton recommend approval of said applica- <br />tion. <br />c.) Cuv E. Votaw, V-4496 <br />Application of Cuy Votaw, variance to permit the keeping of one horse on <br />less than the required acre in a R-1-B-10 (Single Family Residence, 10,000 <br />sq. ft. minimum building site area) District, located at 104 Vine Street, <br />296 feet west of the intersection with Vineyard Avenue, Pleasanton area. <br />Mr. Aiello reviewed the application and stated that after a field trip of the <br />area, the Planning Department recommended that the application be denied <br />as the property in question is already supporting a horse, 3 stall stable <br />6 • 6-12- 68 <br />
