4. The streets constructed to hillside standards be adequate in width to provide space for riding or hiking trails as well as street lighting and elec- trical facilities. 5. The water booster pump station near elevation 460 shall be avoided by the street or relocated at the developer's expense. 6. All streets within this tract be designed using a minimum design speed of 25 MPH in establishing the radius of curvature and sight distance for curves and grade changes, except as may be approved by the City Engineer. 7. That easements or additional street right-of-way be provided to allow for construction of reasonably flat fire truck loading areas at each fire hydrant location. 8. Approval of the water supply, storage and dis- tribution system be withheld until the developer has submitted engineering calculations demonstrating to the satisfaction of the City Engineer that the domestic and fire demands of this development can be met. 9. The existing water lines be lowered at the expense of the developer if this is necessary to get adequate cover. l0.Approval of the sanitary sewer system be withheld until the method of providing sewer service to this area is approved by the City Engineer and the resulting system has been constructed and connected to a sewage treatment plant approved for serving this area by the City Engineer. 11.Alternativea to the proposed sewage pump station be explored and a more desirable method of severing these four lots be worked out. 12.The developer provide to the City drainage releases from adjacent properties where altered drainage flows onto adjacent properties. 13.Storm water inlets and outlets of special design be used to handle the runoff on the steep elopes. 14.That underground electrical and communications systems be required. 15.Street lighting to be provided by the developer to the extent determined by the City Engineer. 16.In-lieu park dedication fees of $80.00 per resi- dential unit plus the cost of public works improvements be paid by the developer to the City in accordance with the provisions of Ordinance No. 439. 17.In tract easements be dedicated as public service easements with no reference to specific use and that slope easements as necessary be granted for all streets. 18.That a thorough soil investigation be made of the site to determine the acceptability of the proposed development in this area in regards to stable soil conditions. This investigation shall be completed and reported upon to the City Engineer prior to submittal of a final map and improvement plans. - 7 -
