4. The streets constructed to hillside standards be <br />adequate in width to provide space for riding or <br />hiking trails as well as street lighting and elec- <br />trical facilities. <br />5. The water booster pump station near elevation 460 <br />shall be avoided by the street or relocated at the <br />developer's expense. <br />6. All streets within this tract be designed using a <br />minimum design speed of 25 MPH in establishing the <br />radius of curvature and sight distance for curves and <br />grade changes, except as may be approved by the City <br />Engineer. <br />7. That easements or additional street right-of-way <br />be provided to allow for construction of reasonably <br />flat fire truck loading areas at each fire hydrant <br />location. <br />8. Approval of the water supply, storage and dis- <br />tribution system be withheld until the developer has <br />submitted engineering calculations demonstrating to <br />the satisfaction of the City Engineer that the <br />domestic and fire demands of this development can be <br />met. <br />9. The existing water lines be lowered at the expense <br />of the developer if this is necessary to get adequate <br />cover. <br />l0.Approval of the sanitary sewer system be withheld <br />until the method of providing sewer service to this <br />area is approved by the City Engineer and the resulting <br />system has been constructed and connected to a sewage <br />treatment plant approved for serving this area by the <br />City Engineer. <br />11.Alternativea to the proposed sewage pump station be <br />explored and a more desirable method of severing these <br />four lots be worked out. <br />12.The developer provide to the City drainage releases <br />from adjacent properties where altered drainage flows <br />onto adjacent properties. <br />13.Storm water inlets and outlets of special design <br />be used to handle the runoff on the steep elopes. <br />14.That underground electrical and communications <br />systems be required. <br />15.Street lighting to be provided by the developer to <br />the extent determined by the City Engineer. <br />16.In-lieu park dedication fees of $80.00 per resi- <br />dential unit plus the cost of public works improvements <br />be paid by the developer to the City in accordance <br />with the provisions of Ordinance No. 439. <br />17.In tract easements be dedicated as public service <br />easements with no reference to specific use and that <br />slope easements as necessary be granted for all <br />streets. <br />18.That a thorough soil investigation be made of the <br />site to determine the acceptability of the proposed <br />development in this area in regards to stable soil <br />conditions. This investigation shall be completed <br />and reported upon to the City Engineer prior to <br />submittal of a final map and improvement plans. <br />- 7 - <br />
