10. That trailer skirts shall be required 60 days after <br />the placement of said trailer. <br />11. The developer shall provide frontage improvements <br />on Vineyard Avenue which shall be subject to the <br />approval of the Public Works Director. <br />12. Terms of Annexation No. 33. <br />13. That the developer shall submit a drainage plan <br />subject to the approval of the Public Works Director. <br />14. That the developer shall provide all electrical <br />and communication lines underground. <br />15. That adequate garbage collection areas shall be <br />provided on site and said area shall be properly <br />screened and landscaped subject to approval of the <br />Planning Director. <br />16. That the boat and storage area shall contain <br />31 stalls for said facilities. <br />17. Ownership and disposition of the trapezoidal shaped <br />parcel of property on the west edge of this property <br />should be resolved prior to any final approval of this <br />development by the City. <br />18. The on-site grading and drainage plan as well as <br />the on-site utility plans shall be submitted to and <br />approved by the City Engineer prior to submittal to the <br />State for approval. <br />19. That Vineyard Avenue be widened to a 52-ft. half <br />street and that'.the developer shall dedicate and <br />improve said street to the extent required by the <br />Subdivision Ordinance. <br />20. That a recreational use easement be granted to the <br />City over that part of the:prQpetty within the Arroyo <br />Del Valle from the top of the bank to the property line. <br />Said easement shall be granted prior to any other <br />dedication of this area.. <br />21. That the existing overhead wooden pole line on <br />Vineyard Avenue be replaced underground unless it can <br />be demonstrated to the Public Works Director that <br />this is economically unfeasible. <br />22. That the landscaping treatment for the entire park <br />and each individual trailer space shall be improved as <br />shown on the site plan labeled Exhibit "A". <br />23. That prior to the issuance of a Building Permit the <br />applicant shall submit precise architectural and engineer- <br />ing plans for the development as proposed and said <br />plane shall be checked by the Planning and Public <br />Works Departments for compliance with the preliminary <br />plan. <br />24. That the applicant shall submit a more precise <br />detailed plan of the screen wall facing Vineyard Avenue <br />and shall provide a detailed landscaping plan to insure <br />that trailers backing onto Vineyard Avenue shall be <br />properly screened. <br />25. That final plane be submitted subject to the approval <br />of the Planning Director. <br />- 5 - <br />
