Dr. Howard Long stood up and quoted from a report that basically stated it <br />would be undesirable for the City of Pleasanton to acquire a mobile home park, <br />pointing out detrimental factors such as taxes, transient types of people, etc. <br />Mr. Gene Rega, stood up and spoke in defense of mobile home parks and said that <br />the report Dr. Long referred to had not been seen by all the members of the <br />Housing Committee and that he disagreed with its contents. He also stated that <br />there has been a need for a mobile home park in Pleasanton for a long time and <br />he supported the idea completely. <br />4. Next, a Mr. Paul Wendell inquired as to how they would manage to keep only the <br />more modern type of mobile home in the park, so as to have less problems with <br />the garbage. Moat new mobile homes contain garbage disposals. Mr. Stacy replied <br />that they planned to enforce this by making it a rule. Also, that the storage <br />area will be only for items such as small boats. <br />Upon motion of Commissioner Carrigan, seconded by Chairmaa Antonini, the Public Hearing <br />was closed. UPON MOTION OF COMMISSIONER GARRIGAN, SECONDED BY COMMISSIONER GIBBS, THE <br />FOLLOWING RESOLUTION WAS ADOPTED. <br />RESOLUTION N0. 819 <br />WHEREAS, application of South Bay Land Company, P. 0. Box 2382, <br />La Puente, California, for a Conditional Use Permit <br />to allow the construction of a trailer park containing <br />213 spaces, said property generally located on the <br />north side of Vineyard Avenue, has come before this <br />Commission, <br />NOW, THEREFORE, BE IT RESOLVED, that UP-68-6, be approved subject to the following <br />conditions: <br />1. 11iat the application is granted for the land <br />described on the application and any attachment there- <br />to and as shown on the plot plan submitted labeled <br />Exhibit A. <br />2. That all requirements of any law or agency of the <br />State, Alameda County, and any other governmental entity <br />shall be met. <br />3. That all curb openings as proposed on the plot plan <br />on Vineyard Avenue shall be subject to the approval of <br />the Public Works Department. <br />4. That there shall be a 6-ft. redwood fence installed <br />along the entire easterly and westerly property line <br />with the exception of that right-of-way proposed for <br />the Arroyo Del Valle Parkway. <br />5. That on certain unique lot areas specified by the <br />Planning Director, the applicant shall submit a precise <br />plot plan showing how the trailer shall be located on <br />the proposed lot and subject to the approval of the <br />Planning Director. <br />6. That the final development plans for the park shall <br />also include a proposed lighting system for the entire <br />development, which shall be subject to the approval of <br />the Planning Director. <br />7. That the applicant shall submit a typical service <br />curb detail showing water, sewer and electrical connec- <br />tion. <br />8. There shall be a 15-ft. rear yard setback along the <br />easterly and westerly property lines. <br />9. That all trailer spaces shall maintain a minimum of <br />6-ft. front yard setback. <br />- 4 - <br />
