50,000 ft. of space in the development. The corner area to the east is presently <br />assigned to a Goodrich dealership. To the west will be a major retail area of <br />80,000 aq.ft. Parking will be towards Frontage Road. Further down the Frontage <br />Road will be a restaurant, motel and theatre complex. It is the intention of the <br />developer to begin on Phase One as soon as approval has been received from the <br />City. This project will encompass approximately six acres. <br />Commissioner Garrigan remarked that between Phase A and Phase B there is a sub- <br />stantial section of empty space. Mr. Dyer explained that this property was owned <br />by another party and that Mr. Taylor has not been successful in purchasing that <br />portion and has no control over the situation. <br />Development of Phase C will have to remain pending improvement of Frontage Road. <br />Chairman Antonini stressed that the property has applied to come under the Planned <br />Unit District, and as such, is subject to the rules of that District and be under <br />the control of the Planning Commission. Mr. Dyer, representing the applicant, <br />affirmed that he understood completely the arrangement as applied for. Chairman <br />Antonini wanted to make very certain that this was understood. <br />Upon motion of Commissioner Arnold, seconded by Commissioner Gibbs, and carried, <br />the Public Hearing was closed. UPON MOTION OF COMMISSIONER ARNOLD, AND SECONDED <br />BY COMMISSIONER GARRIGAN, THE FOLLOWING RESOLUTION WAS ADOPTED. <br />RESOLUTION N0. 818 <br />A resolution of the Planning Co~iasion of the <br />City of Pleasanton recommending to the City <br />Council the granting of Zone Amendment RZ-68-8, <br />filed by Richard K. Taylor. <br />WHEREAS, the Planning Commission of the City of Pleasanton <br />has considered Zone Amendment Petition RZ-68-8 <br />filed by Richard K. Taylor to amend Zoning Ordinance <br />No. 520 by prezoning to the Planned Unit District a <br />portion of Parcels 0 ~ P, Book 8, Page 75, Township <br />of Pleasanton, or generally that property located <br />at the southwest quadrant of Interstate X580 and <br />Foothill Road and containing more or less 24.8 <br />acres. <br />WHEREAS, said Commission has held a Public Hearing on this <br />petition and has examined the pertinent maps, drawings <br />and documents and finds that the following conditions <br />do exist: <br />1. That the proposed amendment will not be <br />contrary to the spirit and intent of the <br />General Plan. <br />2. That the proposed amendment is in the public <br />interest and general welfare. <br />3. That the proposed amendment creates a more <br />equitable condition for the community than now <br />prevails. <br />NOW, THEREFORE, BE IT RESOLVED, that the Planning Commission of the City of <br />Pleasanton hereby recommends to the City Council <br />the adoption of an ordinance reclassifying and <br />prezoning said property as petitioned by amending <br />Zoning Ordinance No. 520 and as authorized by <br />Sec. 65859 of the Government Code. <br />- 2 - <br />
