width of the property and the way the building is to be located, it was <br />felt by the department that the proposed plan Leaves a lot to be desired <br />in terms of distance to the adjacent properties, parking and proposed building <br />location. The Planning Director feels that once the City is committed to an <br />RM- District, arguments for this type or even a higher use will be inevitable. <br />Mr. Castro further feels that the parking requirements would further make the <br />site incompatible with the surrounding community especially the propertiea.~.- <br />facing on Pico Avenue and that once this RM- zoning is approved, there will be <br />no way to revert to a lower density zoning. Denial is recommended. The <br />Planning Director further stated that if the property adjacent to the applied- <br />for site fronting on Pico Avenue was also part of the property, then there <br />would be more merit to the application, but as it now stands, there is no <br />hope to retain the area in a R-1 zoning, consequently, denial is recommended <br />by the Planning staff. <br />Mr. Ed Wendschlag, representing Mrs. Johnson, offered a few comments. He <br />wondered how the Commission would feel if a buffer strip was placed between <br />the proposed site and the edge of the residential properties, thereby separat- <br />ing the residential area from his hospital. He stated that he had an option <br />on the property fronting on Pico which lay adjacent to the hospital site and <br />was planning to develop the entire area. There was considerable discussion <br />on this item. Mr. Castro felt that with a revised plot plan to go on and <br />if the applicant is planning to purchase the adjacent property fronting on <br />Pico Avenue, that perhaps under those circumstances, the Planning Commission <br />might reconsider his proposal. It was decided that the applicant come back <br />within two weeks to the next regularly scheduled meeting of the Planning <br />Commission with his new proposal. <br />Upon motion of Chairman Antonini, seconded by Commissioner Plato, and carried, <br />the Public Hearing was closed. <br />UPON MOTION OF CHAIRMAN ANTONINI, SECONDED BY COMMISSIONER ARNOLD, THE <br />FOLLOWING RESOLUTION WAS ADOPTED. <br />RESOLUTION N0. 821 <br />WHEREAS, application of Dorothy N. Johnson to rezone <br />that property as described in Map Book 946, <br />Block 2528, a portion of Parcel 6 containing <br />4.01 acres commonly known as 3574 Vineyard <br />Avenue from a R-1 (Single Family) District <br />to a RM- (Multiple Family) District, has <br />come before this Commission, <br />NOW, THEREFORE BE IT RESOLVED, that the Planning Commission of the City <br />of Pleasanton hereby recommends that said <br />application be continued for two weeks to <br />the next regularly scheduled meeting of the <br />Planning Commission, pending a revision in the <br />plan. <br />PASSED AND ADOPTED BY THE Planning Commission of the City of Pleasanton <br />on the 9th day of October, 1968, by the <br />following vote: <br />Ayes: Commissioner Arnold <br />Commissioner Plato <br />Chairman Antonini <br />Noes: <br />Absent: Commsissioner Carrigan <br />Commissioner Gibbs <br />Attest: Secretary Castro <br />- 2 - <br />, <br />
