Upon motion of Chairman Antonini, seconded by Commissioner Carrigan, and <br />carried, the following resolution was adopted by unanimous vote. <br />RESOLUTION N0. 840 <br />WHEREAS, the application of MacKay & Somps for <br />Costanzo-Wilson for approval of Tentative <br />Subdivision Map 9k2573, Mission Park Unit -0~5, <br />pursuant to Sec.4.01 of Ordinance No. ~k358 <br />(Subdivision Ordinance), has come before <br />this Commission, <br />NOW, THEREFORE, BE IT RESOLVED. that the Planning Commission of the City of <br />Pleasanton hereby approves Tentative Tract <br />Map -02573, Mission Park Unit 9k5, subject to <br />the following conditions: <br />1. That the PUD be extended to include the <br />5th unit as shown on Exhibit A, and that the <br />balance of the subdivision will be subject <br />to Zoning Ordinance No. 520. Further, that <br />the moratorium definition as adopted in <br />Ordinance No. 520 shall be applicable to only <br />Unit ~~5 of Mission Park as shown on Exhibit A. <br />2. That the following Lots 35, 36, 70, 71, 72, <br />68 and 51, shall provide a 10 ft. sideyard as <br />defined in Exhibit A. <br />3. That full street improvements shall be <br />provided by the developer at the elbow section <br />adjoining the elementary school site and <br />located on Mission Drive. <br />4. That the radius on Lot fP9 as defined on <br />Exhibit A be changed from 20 ft. to 40 ft. <br />5. As a further condition of approval, it <br />would be the Planning Commission's recommen- <br />dation to the City Council that a proportionate <br />share of park dedication be dedicated by the <br />present developer, Costanzo-Wilson, and the <br />present owners of the Mission Park property. <br />Said proportion shall be based on the ratio <br />of existing residences and proposed tentative <br />lots to the overall approved master plan for <br />Mission Park. <br />6. Street Geometrics - Mission Drive, at the <br />northeast corner of the map, is only partially <br />within the boundaries of this map. Inasmuch <br />as it appears that construction of this street <br />and development of houses on it will precede <br />any work on the elementary school site, it is <br />important that street improvements be con- <br />structed across the frontage of the school site <br />concurrent with the construction of other street <br />improvements on Mission Drive. <br />- 9 - <br />
