Storm Drainage System - A wingwali transition <br />will be required at the entrance to the 42-in. <br />storm drain line at the east edge of the tract. <br />An easement from the adjacent property owner <br />will be required f¢ this transition structure <br />and the off-site drainage diversion. The <br />developer should acquire this easement for the <br />City at no cost to the City. <br />The gutter constructed at the top of the bank <br />north of Mission Drive on earlier Mission Park <br />tracts has proven to be inadequate. The <br />design of the proposed gutter in this area will <br />have to be substantially changed from the <br />original design. <br />Electric Power Distribution and Communication <br />Service Systems - In accordance with Article 8, <br />Ordinance No. 358, as amended by Ordinance No.475, <br />all telephone, communications, electric power <br />and light utilities shall be installed under- <br />ground unless another method of installation is <br />approved by the Planning Commission at the time <br />of approval of the tentative map. Underground <br />installation is recommended. <br />Street LiQhtinA Svstem - Street lights will be <br />needed at various intervals within this tract. <br />The developer shall be responsible for providing <br />the necessary street lighting as directed by the <br />City Engineer. <br />Sanitary Sewer, Water and Storm Drainage <br />Facilities - Final approval of the sanitary <br />sewer, water and storm drainage facilities <br />should be withheld until final design has <br />been reviewed. <br />Easements - All in-tract easements shall be <br />granted as public service easements with no <br />reference to specific use. Easements will not <br />be accepted by the City for rear-yard drainage <br />facilities. <br />Other Ordinances - Unless specifically modified <br />by the Planning Commission at the time of <br />approval of this Tentative Map, the development <br />shall conform to all applicable ordinances and <br />regulations of the City of Pleasanton and all <br />other agencies having jurisdiction. <br />12.REFERRALS FROM RECREATION AND PARK COMMISSION <br />a. Application of the City of Pleasanton for architectural approval for the Swim <br />Pavilion and Bath House included in the first construction phase of Orloff Park. <br />Chairman Antonini opened the Public Hearing. The Commissioners discussed <br />the staff report which outlined the initial development for Orloff Park. After <br />considering the proposed plan, upon motion of Chairman Antonini, seconded by <br />Commissioner Garrigan, and carried, the Public Hearing was closed. <br />- 10 - <br />
