~ty of Pleasanton <br /> Municipal Facilities Master Plan <br /> <br /> The consultant team has provided as a part of our cost proposal an optional fee for <br /> h <br /> conducting three public workshops if they are identified as elpfui in the planning process. <br /> <br /> PHASE V - MUNICIPAL FACIUTIES MASTER PLAN <br /> <br />We will proceed in this concluding study phase with the development of a Public Facilities <br />Master Plan. The Plan will present a broad overview of all the required actions, moves, <br />procurement's, phased developments, schedules and budgets. Phase IV will proceed as <br />follows: <br /> <br />7. Site Visits <br /> <br /> As a part of the final master planning process, the consultant will identify good <br /> examples of municipal facilities in each of the four categories of services. The <br /> consultant will schedule site visits for City staff, City Council and members of <br /> appropriate City Commissions. The results of these visits in terms of City approval <br /> of such facilities will be incorporated into the master plan recommendation. <br /> <br />2. Phased ~;tpa~:~ AIIQ~;atiQn <br /> <br /> We will assign departments to existing buildings to be retained or space in proposed. <br /> new buildings. It will be our goal to maximize the utilization of existing space prior <br /> to indicating a need for new construction. For each existin or proposed building <br /> we will identify the personnel and space assignments throu~ the year 2010. The <br /> assignment of departments to buildings will be sensitive to adjacency and work flow <br /> requirements. <br /> <br />3. Functional ~;paCe ~ro_eramrnin_e <br /> We will prepare a preliminary space program identifying all cc;mponents to be <br /> included in any new or existing facilities, overall site(s) requirements, parking and <br /> other important considerations. Net area, building support elements, special areas, <br /> personnel densities and any special construction or spatial requirements will be <br /> documented for each project included in the master plan. These space. assi nments <br /> will be graphically displayed in the form of area b ockouts. These' area Z}~::kouts <br /> I <br /> will he viewed as loosely defined floor areas, will show space allocations for each <br /> department and will develop profiles for future planning years reflecting possible <br /> expansion or subsequent construction. Each preliminary occupancy profile will <br /> comply with adjacency and Iocationai requirements and provide the amount of <br /> ~exibirRy required for future growth. <br /> <br />4. Locational Anatvsis <br /> <br /> The consultant will assess existing city-owned land and potential other sites for the <br /> aci ities the process, the consultant will rely on the <br /> location of the municipal f i In <br /> City's Land Use Plan, existing and projected city demographics, present and <br /> proposed traffic and circulation patterns, and land costs. A major objective of the <br /> · f.
