R~i~v Me~in_f and AD.DrovaJ <br /> <br /> A review meeting will be held with city management and staff personnel to review <br /> the findings of this first study phase. Approval of the baseline and anticipated <br /> programmatic requirements included in Phase I work will be required prior to the <br /> commencement of Phase II. <br /> <br />PHASE II- PROGRAMMING GENERAL GOVERNMENT FACIUTIES <br /> <br />The purpose of Phase II is to develop a projections of personnel, equipment and overall <br />space requirements to support projected workloads for each department or work group <br />included in this study. We will proceed with Phase II concurrent with the conclusion of <br />Phase I. All tasks as detailed in the following pages assume the incorporation of findings <br />and recommendations of the Richard Sampson and Assodates Study of the Civic Center. <br />The specific study tasks included in the phase include the following: <br /> <br />7. Staff Level Projections <br /> <br /> We will develop projections of future staff levels for each department and ma'or work <br /> group in five year increments through the year 2010. These projections will identify <br /> the high, low, and most probable parameters of City guyeminent growth taking into <br /> consideration variable population projections and service level demands under <br /> alternative growth scenarios. <br /> <br />2. Space Standards <br /> <br /> Developing functional space standards will provide the necessary degree of <br /> standardization and space economy to support future growth. <br /> <br /> These space standards will indicate the "net usable" area required to develop each <br /> workstation. Standards will indicate area and basic functional components required <br /> within the workstation, whether the workstation is subsequently configured in a full <br /> landscape, open office or conventional rectilinear planning concept. Special area <br /> space standards will also be developed for significant equipment and special. area <br /> items. Sketches will be provided to document the space standard for ~r~y~,u~i~; <br /> items. These standards will include conference rooms, reception areas, <br /> areas, public counters, etc <br /> <br />3. ~Race Reauirement Proiections <br /> <br /> We will project future space requirements based on the application of space <br /> allocation standards and/or an area factor analysis which results in an average net <br /> square feet per person allocation for the total departmental actions. oArd:~.~ <br /> allowances for spedal areas, we will determine the square feet required f <br /> department through the year 2010 reflecting a twenty year plan of long term growth. <br /> In addition to fadlity space requirements, we will calculate parking requirements for <br /> the City vehicles, employees and public visitors. We will review City and building <br /> code requirements for parkin allocations and conduct a survey of City vehicles and <br /> employee commute and patr~i'ng patterns. <br /> <br /> <br />
