E. MAINTENANCE AND REPAIR PROGRAM <br /> <br /> 1. A complete walk-through shall be made by the Resident Manager prior to <br />occupancy of a unit in order to check the equipment and condition of the unit. <br />During the inspection or immediately thereafter, a complete inventory shall be <br />made and a schedule for maintenance and repairs, if any, shall be prepared. <br /> <br /> 2. Prior to occupancy of a unit, the tenant and the 'Resident Manager <br />shall walk through the unit and complete a "Check-In/Check-Out" list that is <br />signed by both parties. The list shall be kept in the tenant's file in the <br />Resident Manager's office. Upon vacating the unit, the tenant and the Resident <br />Manager shall walk through the unit, and complete the "Check-Out" portion of <br />the list. Prior to the unit being reoccupied, the necessary maintenance will <br />be performed to return the unit to good condition, if necessary. <br /> <br /> 3. A schedule of preventive maintenance for all mechanical and other <br />appropriate items shall be established. This schedule shall include oiling, <br />cleaning, changing filters, etc. Maintenance services, which would fall under <br />a "handy-man" classification, will be performed by on-site staff if the repair <br />work is within the abilities of the on-site staff. Services beyond the <br />abilities of on-site staff will be performed under contract services. <br /> <br /> 4. Dwelling units will be redecorated or painted every 5th year or as <br />needed and between tenancies. Repainting and redecorating shall be performed <br />by an outside service contractor, if on-site staff is unable to perform the <br />work. <br /> <br /> 5. Garbage and trash service will be provided by the local collection <br />service. On a regular basis, on-site staff shall maintain and clean the <br />recreation areas, laundry areas, garbage storage areas, parking areas and all <br />other public and common areas. <br /> <br /> 6. The grounds shall be maintained by a landscape maintenance service on <br />a contract basis. Maintenance will be on a regular schedule and will include <br />grass cutting, edging, plant pruning, weeding, watering, fertilizing and any <br />other tasks necessary to maintain the grounds in a clean and well-groomed <br />condition. Litter and debris will be cleared daily by on-site staff, and more <br />often if necessary. Arrangements for special debris collection containers will <br />be made as needed. <br /> <br /> 7. All parking lot surfaces and walkways shall be kept clean of debris on <br />the same basis as the grounds maintenance. Repair of walkways and parking lot <br />surfaces will be performed by contract services as needed. <br /> <br /> 8. Bulb replacement and repair or replacement of other lighting equipment <br />will be promptly corrected by on-site staff (or contracted services, if <br />necessary) in non-dwelling common areas. <br /> <br /> 9. Maintenance and repair, both emergency and preventive, of facilities, <br />such as laundry equipment, boilers, other large mechanical equipment and <br />plumbing and electrical work, shall be repaired under contract services. <br /> <br /> 10. Pest control shall be performed by contract services. The contract <br />may provide for monthly service if necessary to control infestation. <br /> <br />18:Mgmtplan.
