11. Maintenance service calls from tenants shall be handled by work order <br /> only. Any tenant having a maintenance problem shall contact the Resident <br /> Manager. When parts must be ordered to make the repair, the tenant will be <br /> given an approximate date when the repair can be accomplished. Emergency <br /> service calls will receive immediate attention. Non-emergency problems should <br /> receive 24-hour service. <br /> <br /> 12. At the present time, it is not contemplated that' there will be <br /> on-site security guards. Strict key control shall be maintained, and on-site <br /> personnel will help maintain security. <br /> <br /> 13. The following property inspections shall be made at regular <br /> intervals: <br /> <br /> a. The Resident Manager shall make daily, or as frequent as <br /> necessary, inspections to insure that routine and contracted work is completed, <br /> that the project is free of debris and that potential hazards and problems are <br /> found and corrected immediately. <br /> <br /> b. The Agent shall prepare a monthly written report for the Owner. <br /> The reports shall be based on the Resident Manager's regular inspections of the <br /> Development. The reports shall include a description of the overall project <br /> condition, the preventative maintenance work and the items which will need to <br /> be considered when preparing the next annual operating budget. <br /> <br /> c. Annual unit inspections shall be made by the Resident Manager on <br />the anniversary date of the then current tenant's date of initial occupancy. <br />During the annual inspection, the Resident Manager shall assess the overall <br />condition of the unit, so that unreported repairs will be noted and corrected. <br />The Resident Manager shall also use the inspections to plan preventive <br />maintenance requirements. <br /> <br /> 14. The City,' or its designated agents, shall have the unconditional <br />right to inspect, at all reasonable hours, the premises of the project to <br />determine whether or not maintenance and repair standards are in compliance <br />with this plan. If, in the opinion, of the City, maintenance and repair <br />activities are not in compliance with this plan, the City shall direct the <br />Agent to make such repairs in accordance with a timetable established by the <br />City. <br /> <br />F. RENT COLLECTION POLICY AND PROCEDURES <br /> <br /> 1. It is the policy that all rents are due and payable in advance on the <br />first day of each month. Payments may be made in person at, or by U.S. mail <br />to, the office at the project site. <br /> <br /> 2. Agent shall properly serve on the tenant(s) a "Notice to Pay Rent or <br />Surrender Premises" after the sixth (6th) day of the month if rent is not paid. <br />If no payment is made within ten (10) days from the date of the notice, the <br />Agent shall notify the Owner and initiate an unlawful detainer action. <br /> <br /> 3. Individual payment problems may be discussed between tenant and <br />Agent's staff. A written work-out arrangement may be entered into by the Agent <br /> <br />18:Mgmtplan.
