for hiring, supervising and firing all on-site staff. The Agent shall <br /> establish additional personnel policies for the operation of the Development. <br /> <br /> a. Staff shall consist of two (2) Resident Managers, working 40 <br /> hours per week. <br /> <br /> b. Staff Qualifications. Employees should have a minimum of one <br /> year experience in the job for which they are hired. <br /> <br /> c. Hiring Procedures and Affirmative Action. Employees will be <br /> hired in accordance with the Agent's hiring practices and the state and federal <br /> laws regarding employment. During an interview with an applicant, the <br /> applicant shall be provided with a job description setting forth the <br /> qualification requirements, salary and any other pertinent information. <br /> <br /> d. Salary Levels. Employees shall receive a salary that is <br /> consistent with the Development budget and commensurate with the employee's <br /> abilities. Personnel evaluations shall be made within 90 days of hiring and <br /> annually thereafter or more frequently if needed. Increases in salary will be <br /> given annually and will be calculated during the annual Budget review. <br /> <br /> e. Employment of Tenants and Conflicts of Interest. Employees may <br /> be tenants, provided they meet the qualifications and requirements of the job. <br /> The responsibilities and authority of such employees are to be supervised and <br /> limited to prevent conflicts of interest and personal gain by the tenant <br /> employee, or others that might be known to the employee. <br /> <br /> f. New Employees Orientation and Training. All new employees will <br /> participate in an orientation session. They will receive information about the <br /> management company, benefits, reporting requirements and information about the <br /> Development and the employee's job. Training will be provided on an on-going <br /> basis and as new requirements develop. This training may consist of on-the-job <br /> training and attending seminars and classes provided by the Agent or other <br /> agencies. <br /> <br /> g. Job Description of Resident Managers. Resident Managers shall <br />carry out and perform their duties and responsibilities as are described in the <br />EHI Property Management Services Policy Manual. <br /> <br /> h. All personnel and staff policy are subject to review, revision <br />and approval by the City. <br /> <br />D. ELIGIBILITY AND OCCUPANCY POLICIES <br /> <br /> 1. Management shall administer and perform those duties necessary to <br />carry out the requirements as described in those "Policies Governing Admission <br />To and Continued Occupancy of Ridge View Commons" <br /> <br /> 2. Advertising will be continued as needed to fill vacancies. <br />Applications will be available and waiting lists maintained at the on-site <br />office and shall be maintained in accordance with Section 5 of the Ground <br />Lease. <br /> <br />18:Mgmtplan.
