RQSOlution No. 2815 <br />July 23, 1986 <br />d) the project shall include a maximum of 109 lots, <br />with a minimum lot size of 5000 sq. ft. <br />e) all uses and site standards for the project <br />shall be those of the R-1-6500 District except <br />as modified by these conditions; <br />f) the minimum setbacks of the main structure for <br />all lots less than 6500 sq. ft. shall be as <br />follows: <br />Front Yard 23 feet (20 feet if roll-up <br />garage door provided) <br />Rear Yard 20 feet <br />Side Yard 5 feet <br />Street sides of <br />Corner Lot 10 feet; <br />all lots 6500 sq. ft. or larger shall meet <br />normal setback requirements; and <br />g) maximum floor area ratio for the main <br />structure of any lot shall not exceed 40$. At <br />the time the tentative map is submitted for <br />approval, building elevations shall be shown <br />reflecting the number of units and floor area <br />ratio. <br />3. The project shall dedicate to the City for park purposes <br />a minimum two acre parcel of land in the northwest <br />corner of the project site; the developer shall further <br />improve said two acre City park with a minimum of turf <br />and irrigation system (plus all fronting streets) in <br />conjunction with the second phase of the project. The <br />park shall be bounded on at least one side by a street. <br />Said park dedication and improvement shall constitute <br />fulfillment of the park dedication ordinances in lieu <br />fee requirements but shall not reduce any other <br />applicable developer fee to which this project may be <br />subject. The development of the park shall take place <br />concurrently with the development of the first phase of <br />the residential development. <br />4. All building models shall be subject to design review by <br />the Planning Commission at the time of tentative map <br />submittal. A minimum of four floor plans shall be used <br />in the tract, with each plan having multiple facade <br />treatments. <br />5. The project shall participate in its fair share of the <br />cost of any future bridge crossing from the <br />Fairlands/Staples Ranch area to the future alignment of <br />Stoneridge Drive, the amount to be determined as part of <br />- 2 - <br />
