PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION NO. 2815 <br />RESOLUTION RECOMMENDING APPROVAL OF CASE PUD-84-12-1M, <br />FALCON DEVELOPMENT COMPANY <br />WHEREAS, Falcon Development Company has applied for a major <br />modification to an approved development plan, located at <br />the eastern terminus of West Las Positas Boulevard, to <br />reduce the number of lots, increase the minimum lot <br />size, and add a neighborhood park. The City may do one <br />or more of the above, consistent with the requirements <br />of the General Plan; and <br />WHEREAS, zoning for the property is PUD (Planned Unit <br />Development)-Medium Density Residential District; and <br />WHEREAS, at its meeting of July 23, 1986, the Planning Commission <br />recommended approval of a proposed negative declaration <br />for Case PUD-84-12 after considering all public <br />testimony, relevant exhibits and recommendations of the <br />City staff; and <br />WHEREAS, the proposed development plan proposed conforms to the <br />zoning and General Plan of the City of Pleasanton. <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES AS FOLLOWS: <br />Section 1: Recommends approval of Case PUD-84-12-1M, application <br />of Falcon Development Company for a major modification <br />to an approved development plan located at the eastern <br />terminus of West Las Positas Boulevard, to reduce the <br />number of lots, increase the minimum lot size, and add a <br />neighborhood park subject to the following conditions: <br />1. The development plan shall consist of the following <br />development standards: <br />b) two streets shall be stubbed into the Staples <br />Ranch property along the project's northern <br />boundary; at least two looped streets shall <br />provide access to the majority of the site from <br />West Las Positas Boulevard; <br />c) street design shall favor culs-de-sac and <br />curvilinear ways in lieu of long, straight <br />streets; street widths and alignments shall meet <br />the requirements of the City's subdivision <br />ordinance and other adopted standards; <br />- 1 - <br />
