Review of grading, drainage, other utility systems, and <br />other engineering items shall be deferred until the <br />tentative map is received; provided, however, that the <br />water system shall be looped to have two "feeds." <br />7. The use of and the access to the parcel of land between <br />the east project boundary and the proposed Arroyo Los <br />Positas shall be determined prior to tentative map <br />submittal. <br />8. The development meet all Zone 7 requirements for <br />improvements to drainage channels; that if fill is used <br />on site, the details of the placement of said fill at <br />the Arroyo Mocho and other site boundaries shall be <br />shown with the tentative map submittal. <br />9. The Engineering Services review of this PUD shall not <br />constitute site development plan approval. Specific <br />engineering design review relating to grading, drainage, <br />dust control, erosion control, street width, street <br />improvements, utilities, etc. shall be considered at the <br />time of submittal of the tentative and final map stages <br />of this development. <br />10. A fencing plan for the project shall be submitted for <br />review and approval by the Planning Commission as part <br />of the tentative map submittal. <br />11. The final grades for those 10 parcels along the western <br />property line shall be restricted such that they are <br />equal to or slightly lower than the rear yards of the <br />existing residences. <br />12. The developer take the action necessary within the tract <br />to remove the property from the special flood hazard <br />area (Zone A) as shown on the Flood Hazard Boundary Map <br />of the City of Pleasanton. <br />13. All fill for the site be delivered via either E1 Charro <br />Road or Pimlico rather than West Las Positas Boulevard. <br />14. The developer pay any and all fees that the property may <br />be subject to. <br />15. The haul route to the site shall be approved by the City <br />prior to construction. <br />16. The developer be aware that the project is subject to <br />the Growth Management Program of the City of Pleasanton <br />and that no building permits can be issued until <br />allocation has been granted under the Growth Management <br />Program. <br />- 3 - <br />
