Resolution No. 2829 <br />Planning Commission <br />September 10, 1986 <br />3. That the uses and site standards shall be those on <br />the R-1-6500 zoning district except as expressly <br />modified herein: <br />a. Lots 3, 11, and 12 shall be single-story; <br />b. Lot 2 shall have a two-story home constructed <br />on it, sited with the front and rear walls <br />parallel to Dolores Place; <br />c. The residence on Lot 2 shall have a minimum <br />side yard setback (five feet) on the northern <br />side; <br />d. Lot 2 shall have a 30 foot minimum rear yard <br />setback; Lot 3 shall have a minimum 75 foot <br />rear yard setback. <br />4. That the private park shall be a part of this PUD <br />as shown on Exhibit A if, within 90 days following <br />approval of this PUD, the Pleasanton Hills Owners' <br />Association annexes the project, including the <br />park, to its association. In the event the project <br />and private park is not so annexed, a revised <br />development plan containing twelve units developed <br />with essentially the same grading provisions and <br />street configuration shall be submitted, to be <br />processed as a minor modification with notice sent <br />to the Pleasanton Hills Owner's Association and <br />neighboring residents. <br />5. In the event the private park is annexed to the <br />Association, it shall be installed at developer's <br />expense concurrently with the development of the <br />project; development shall include irrigation, <br />turf, shrubs, play area, and minimum 15-gallon <br />trees. The final design of the park shall be <br />subject to approval by the Pleasanton Hills Owners' <br />Association and the Planning Director. <br />6. That a fencing plan for the perimeter of the <br />project and on property lines between residences <br />shall be submitted for Planning Director approval <br />prior to the approval of a final map; where said <br />plan includes wooden or wrought iron fences, they <br />shall be of similar design and materials to those <br />existing in the Pleasanton Hills subdivision. Said <br />fencing plan shall also provide for the following: <br />a. at the option of the owner of Lot 37 of Tract <br />4611, and eight foot fence may be installed <br />along the northerly border of Lot 12; <br />b. at the option of the owners of Lots 46 and 47 <br />of Tract 4611, respectively, no fence may be <br />installed along their respective easterly <br />property lines; <br />- 2 - <br />
