PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION NO. 2829 <br />RESOLUTION RECOMMENDING APPROVAL OF CASE PUD-86-13 <br />APPLICATION OF CASTLEWOOD PROPERTIES <br />WHEREAS, Castlewood Properties has applied to rezone a 5.15 acre <br />parcel of land located between Dolores Court and Mission <br />Hills Park from the "A" (AGricultural) District to the <br />PUD (Planned Unit Development) - Medium Density <br />Residential District and to approve a development plan <br />for a twelve lot, single-family detached subdivision on <br />the site; and <br />WHEREAS, at its meeting of September 10, 1986, the Planning <br />Commission recommended approval of a proposed negative <br />declaration after considering all public testimony, <br />relevant exhibits and recommendations of the City staff <br />concerning this application; and <br />WHEREAS, the Planning Commission found the PUD (Planned Unit <br />Development ) - Medium Density Residential zoning to be <br />consistent with the General Plan. <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES AS FOLLOWS: <br />Section 1: Recommends approval of Case PUD-86-13 to rezone a <br />5.15 acre parcel of land located between Dolores Court <br />and Mission Hills Park from the "A" (Agricultural) <br />District to the PUD (Planned Unit Development) - Medium <br />Density Residential District and a development plan for <br />a twelve lot, single-family detached subdivision on the <br />site subject to the following conditions: <br />1. That the development shall be in substantial <br />conformance with Exhibit A - Site Development Plan <br />and Grading Plan, on file with the Planning <br />Department, except as modified by these conditions. <br />2. That the design of the dwellings shall conform in <br />appearance and color to those existing in the <br />adjoining Pleasanton Hills subdivision (Tract <br />4611); all building elevations shall receive "front <br />facade" type treatment. Dwellings shall be a <br />minimum 2,500 sq. ft. in size. Floor plans, front <br />elevations, and setbacks shall be varied sufficient <br />to achieve a streetscape as varied in appearance as <br />exists in Pleasanton Hills. Final design of each <br />dwelling shall be subject to approval by the <br />Planning Director prior to issuance of a~building <br />permit. <br />- 1 - <br />
