Resolution No. 2836 <br />Planning Commission <br />September 10, 1986 <br />6. That the fencing elevation be modified to show a <br />more durable fence utilizing thicker boards on the <br />cap and base, said modification to be approved by <br />the Planning Director prior to issuance of any <br />building permits. <br />7. That the applicant landscape and irrigate a 20 ft. <br />wide firebreak between the public open space and <br />adjoining residential lots. The landscape plan <br />shall be reviewed and approved by the Planning <br />Department. The landscaping and irrigation shall <br />be installed prior to the completion of Phase I. <br />8. That the developer record CC&R's for all property <br />owners adjoining the public open space. The CC&R's <br />shall incorporate language, satisfactory to the <br />City Attorney, specifying that fences abutting the <br />open space shall be maintained by the property <br />owner and shall not be modified in any manner. <br />9. That an alternate access route to the farm behind <br />the Lund Ranch be provided during closure of the <br />access road. Access to the farm shall be provided <br />during the entire construction of the project. <br />10. That Lots 65-67 and 118 be graded and provided <br />utility service during Phase 1. <br />11. That Lots 57 and 60 be graded and provided utility <br />service during Phase II. <br />12. That if any grading occurs on Phase II or III sites <br />during Phase I, the applicant shall take certain <br />measures to control erosion and ensure adequate <br />drainage, including hydroseeding of all cut and <br />fill areas. The erosion, grading, and hydroseeding <br />plans shall be reviewed by the Planning and <br />Engineering Departments prior to any grading on the <br />site. <br />13. That approval is granted subject to the Staff <br />Report from Engineering Services for Tentative Map, <br />dated September 10, 1986, modifying Conditions No. <br />18, 37 and 38 to read as follows: <br />18. That the existing well located on a portion of <br />Lot 62 may remain provided that a temporary <br />access and service easement is recorded in <br />conjunction with the Final Map for Phase III <br />and that the site is landscaped by the <br />developer in accordance with a landscape plan <br />submitted to the Planning Department for <br />approval. Any other existing wells, septic <br />tanks or holding tanks on the site shall be <br />properly sealed, filled and abandoned prior to <br />the start of grading operations in the <br />- 2 - <br />
