PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION NO. 2836 <br />RESOLUTION APPROVING TRACT 5680, 5681 AND 5682 FOR THE <br />LUND RANCH <br />WHEREAS, Victor and Lawrence Lund have applied to subdivide an <br />approximately 53 acre site into 129 parcels for <br />single-family residential use, ranging in size from <br />approximately 8,000 sq. ft. to approximately 30,000 sq. <br />ft., and two parcels for park and open space uses, <br />located generally in the area east of the terminus of <br />Junipero Street and San Jose Drive; and <br />WHEREAS, zoning for the property is PUD (Planned Unit <br />Development)-Low Density Residential District; and <br />WHEREAS, the proposed tentative maps are in conformance with Case <br />PUD-84-15, the approved zoning and development plan for <br />this project; and <br />WHEREAS, the proposed tentative maps are in conformance with the <br />General Plan of the City of Pleasanton. <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES AS FOLLOWS: <br />Section 1. Approves Tracts 5680, 5681 and 5682 as herein <br />described subject to the following conditions: <br />1. That the development shall be substantially as <br />shown on Tentative Map Tracts 5680, 5681, and 5682 <br />on file with the Planning Department, and shall be <br />phased as shown on the phasing plan on file with <br />the Planning Department. <br />2. That all lots shall conform to the conditions of <br />approval for PUD-84-15 and PUD-84-15-1M. <br />3. That all lots shall be subject to any school impact <br />assessment fee in effect at the time building <br />permits are issued. <br />4. That this approval is contingent upon the site <br />being removed from the provisions of the Williamson <br />Act. <br />5. That this approval is contingent upon the approval <br />of GP-86-9, the comprehensive General Plan change <br />containing a relaxation of the City's Growth <br />Management Program population benchmarks. <br />- 1 - <br />
