Resolution No. 2836 <br />Planning Commission <br />September 10, 1986 <br />appropriate phase unless Zone 7 retains <br />specific wells for observation wells, or <br />special approval is obtained from the City <br />Engineer for temporary use of an existing well <br />for construction water. <br />37. That the streets Independence.Drive, Lund <br />Ranch Road and Junipero Street as shown on the <br />tentative map for Tracts 5680, 5681, and 5682 <br />shall be standard 40 feet curb-to-curb with a <br />60 ft. right-of-way. <br />38. The street cross-section for Independence <br />Drive from Bernal Avenue to the Lund Ranch <br />development which was approved as shown in <br />Exhibit B of PUD-84-15 shall be modified so <br />that within the sixty foot (60') right of way <br />between Bernal Avenue and the start of the <br />center median the following shall be <br />constructed: <br />a. A 46' pavement section including two 12' <br />traffic lanes, and a 12' center left turn <br />lane, and a 5' bike lane on each side of <br />the street. <br />b. A 5' sidewalk on the westerly side only. <br />c. The distance from east face of curb to <br />the Bonde property line shall be 9' (or <br />as otherwise approved to meet vertical <br />and horizontal design requirements). <br />An 8' public service easement (PSE) shall <br />be required on the west side of the <br />proposed 5' sidewalk. The Developer will <br />be responsible for design of the entire <br />section and installation of an interim <br />section subject to final approval of the <br />City Engineer which will include the <br />finished easterly curb, a <br />thirty-four-foot (34') paving section and <br />interim sidewalk. <br />Section 2.
