Resolution No. 2839 <br />September 10, 1986 <br />utilities. Specific items to be indicated on the <br />site development plan necessary to construct the <br />improvements are to be in accordance with the most <br />recent City of Pleasanton Private Development Design <br />Guidelines and Standard Details. <br />3. That the proposed mitigation measures, as identified <br />in the previous traffic studies completed for the <br />AT&T and Reynolds and Brown projects, for Hopyard <br />Road/Owens Drive/EB I-580 off ramp be interim and <br />done at the time it is deemed necessary for the City <br />Engineer; these improvements shall be bonded for by <br />the applicant for both the installation and removal <br />at the time building permits are taken out for the <br />project unless the improvements have been previously <br />bonded for. Said bond shall be refunded at the time <br />AT&T (the first project to require these mitigation <br />measures) bonds for these improvements. If said <br />improvements are required to be constructed, then <br />the City shall spread, if feasible, the cost in <br />proportion to the pro rata square footage share of <br />all buildings whose approval was made possible by <br />these mitigation measures. <br />4. In the event the City adopts a school mitigation <br />impact fee, the developer shall be responsible for <br />paying the adopted rate, not to exceed 25 cents per <br />square foot, for any building for which a building <br />permit has been issued for a time period one year <br />prior to the adoption of the fee and for any <br />building permit subsequent to the adoption of that <br />fee. <br />5. That the development shall be subject to all <br />condition of approval of Ordinance No. 1109 <br />reapproving the Hacienda Business Park. <br />6. That all parking spaces be striped and that no <br />concrete wheel stops be utilized except separating <br />the parking area from the planting area, in which <br />case sufficient area shall be provided beyond the <br />ends of all parking spaces to accommodate the <br />overhang of automobiles. <br />7. That the meandering sidewalk located along the <br />Willow Road frontage be relocated, resulting in a <br />greater separation from the public roadway at the <br />driveway entrance, to the satisfaction of the City <br />Engineer. <br />8. That the applicant remove the one (1) parking space <br />in the southern most end of the parking aisle along <br />Willow Road in order to provide adequate backing <br />area for the adjacent spaces. This area shall be <br />incorporated into the overall landscape plan. <br />- 2 - <br />
