That the following water consezvinq plumbing fixtures be <br />installed: a) low flush water closets; b) shower flow <br />control heads; c) aerators .in interior faucets; and d) <br />insulation of hot water lines. <br />13. That all buildings and/or structures must comply with <br />all codes and ordinances in effect at the time required <br />permits are issued by the Building Division. <br />14. That the developer's contracxor obtain an encroachment <br />permit frort~ the City prior to the be aninq of construction. <br />15. That the developer pay any and all fees that the property <br />may be subject to. <br />16. That any damage to street improvements now existing or done <br />during construction, be repaired by the developer to the <br />satisfaction of the City Engineer. This work shall include <br />patching, reconstruction, slurry seal, and/or overlay if <br />considered necessary by the City Engineer. <br />17. That except as otherwise established by these conditions, <br />the site stanrlards and uses of the units in the project <br />shall be tYiose of the R-1-20,000 District. <br />18. T1~at ttie use of the non-standard thirty-five (35 ft.) curb <br />radius (90 ft. R/W radius) cul-de-sac be approved by the <br />Planning Commission and the Fire Marshal, and receive final <br />approval from the City Engineer. <br />19. That prior to approval of any final map on the subject <br />property, a method, acceptable to the City Engineer and <br />City Attorney, for maintaining all private streets and. <br />the landscape strip along Martin Avenue shall be established. <br />t0. That the developers shall enter into an agreement with the <br />City to participate in the funding and construction of an <br />arbor-wide sanitary sewer project, and a storm drainage <br />project. The extent of this participation shall be deter- <br />mined prior to the approval of the tentative map. The <br />agreement shall be executed by the developer prior to Council <br />approval of any final subdivision for this development, <br />---------------__ _ -r-_ <br />
