<br />EXHIBIT "A" <br />CASES PUD-83-10 and PUD-83-12 <br />1. That the development shall be substantially as shown on <br />the development plan for cases PUD-33-10 and PUn-83-12 <br />dated 1/13/84 on file with the Planning Division, except <br />that one 19,500 sq, ft, lot shown in the plan on the <br />Cartlidge property be eliminated and that curb and gutter <br />requirements be removed. <br />2. That homes for all corner lots on Martin Avenue and~Mohr <br />Avenue shall be designees so that they face those streets.. <br />t <br />3. That the developer be aware that growth management <br />approval must be granted prior to subdivision of the <br />subject property. <br />4. That no on-site or off-site grading shall take place on <br />the subject property without prior City approval. <br />5. That the applicant be cognizant of the fact that City <br />approval is required prior to removal of any heritage <br />size trees on the subject property. <br />6. That no improvement activities including, but not limited <br />'to, grading, construction, tree removal, or site preparation <br />shall be initiated until all proper City permits have <br />been obtained. <br />7. Tliat the development shall meet all requirements of the City <br />Fire Department, including fire hydrant location and <br />water flow to the subject property. <br />Q. That the sl-reet number of all structures shall be posted <br />so as to be easily seen from the street at all times, day <br />and night. <br />9. '1'hal• the developer install street trees as required per <br />or8inance. <br />10. That t}~e site be kept free of fire hazards from the start <br />of construction to final inspection and that the Fire <br />Department emergency number be provided adjacent to all <br />telephones on the site. <br />11. That all dwelling units in the development be constructed <br />to meet the latest P.G.&E. Energy Conservation Home <br />Standards. <br />
