Resolution No. 2868 <br />November 25, 1986 <br />Planning Commission <br />4. That the play equipment proposed within the tot lot <br />areas be designed for use by children 2 to 10 years <br />of age, subject to the satisfaction of the Planning <br />Director. <br />5. That all appropriate construction methods be <br />utilized in order to attain an interior noise level <br />at or below 45 db. <br />6. That the applicant work with staff in revising the <br />color schedule to the satisfaction of the Planning <br />Director, prior to approval of the tentative map. <br />7. That the final design of the "Tomax" type wall <br />utilized along the I-680 frontage as well as the <br />remainder of the site shall be designed per the <br />I-680 specific plan and be submitted for review by <br />the Planning Director prior to the approval of the <br />tentative map. <br />8. That all recommendations of the sound study to <br />installed as required by the Planning Director. <br />9. That concrete walkways be provided accessing the <br />proposed pedestrian breaks in the perimeter screen <br />wall along the Stoneridge Drive and Stoneridge Mall <br />Road frontages. <br />10. That the roof of the carport structure be extended <br />to create at 2' wide eave overhand and revised to <br />utilize a roofing material that is more compatible <br />to the roof material of the residential project. <br />11. That the roof of the carport structures be located <br />a minimum of 12" below the top of any of the <br />perimeter screen walls. <br />12. That the final landscape plan be submitted for <br />review and approval by the Planning Director prior <br />to approval of the tentative map. <br />13. That an asphalt all-weather access road be <br />installed from the end of the proposed cul-de-sac <br />to the emergency driveway access prior to occupancy <br />of the first unit. The design and configuration of <br />this access road shall be submitted for review and <br />approval by the Planning Director and City Engineer <br />prior to approval of the tentative map. <br />14. That no approval regarding utility systems shall be <br />given or inferred until proper plans are submitted <br />to and reviewed by Engineering Services. <br />15. That the interior private drives shall be designed <br />to provide minimum inside curb radii acceptable to <br />the Fire Marshal and the City Engineer. <br />- 2 - <br />
