Building-wise, there are <br />240 sq.ft, per bed, using 41% of the ground <br />space for the building. Their project <br />is providing 320 sq.ft. building space per <br />bed, reducing the ground space to 40.9% of <br />the total ground space. <br />The parking requirements call for one space <br />for every three beds, or 43 spaces. <br />Commissioner Hirst felt that the patios <br />should be more plentiful to the adjacent <br />bedroom areas. Mr. Myers felt that the <br />interior court type of patio is used more <br />than the open type. <br />Commissioner Pereira stated that one of the <br />concerns he had at the last public hearing <br />was the amount of land the building covered. <br />He further noted that the land coverage is <br />basically unchanged from the original sub- <br />mittal. <br />There will be 54 people having ready access <br />to a covered patio. Seventy-five people <br />would have no viewing access to patio areas. <br />Little or no provisions have been made for <br />garden walkway areas. The institutional <br />atmosphere should be underplayed. Commiss- <br />ioner Pereira stated that the facility <br />should capture the community concept, and <br />not an instituional look. <br />Commissioner Hirst questioned the figure of <br />40.9% of the total ground area. <br />Commissioner Pons spoke regarding his con- <br />cern for the northwest wing, that the area <br />seemed to have the least landscaping visible <br />Mr. Myers stated that that wing was to be <br />reserved for the least active of their <br />patients. <br />- 3 - <br />
