D at8 : November 10, 1970 Time : 8:35 PM F'IaCB; Pleasanton Justice Court MATTERS FOR Guidelines to be furnished to Tecton Company COMMISSION'S REVIEW for revised submittal for the proposed development, "Green Hills" located in the Mission Park area, said hearing continued to the second meeting in February, 1971. Acting Secretary Aiello informed the Com- mission that in reviewing the minutes there were no specific guidelines given. The mai criticism from the Commission at the time that Mr. C. W. Langeberg's submittal known as "The Hill," was given was regarding gen eral land use, site planning and density levels, and those guidelines would not be proper for the submittal presently before the Commission by the Tecton Company. It was Acting Secretary's Aiello's feeling that if the Commission became too specific about guidelines, they would run the risk of committing themselves to something. The question to be answered is does the Commiss want multiples in the area, or only single family, taking into consideration the area of multiples in the adjacent Mission Park development. The Chairman stated that perhaps the pro- ject should not be limited to a one-story development and comprise of cut and fill. (Two goals should be achieved - retain density and save the hill). If townhouses or split levels is the answer, then this is what should be done. Also, would prefer to keep the density down if at all possible, perhaps not more than 16 acres devoted to multiple. Also, the Commission expressed no objection to multiples in the lower hill area, and perhaps in the higher areas, utilize large 10,000 sq.ft. single-family lots. ", ,~ - 9 -
