Mr. Fairfield demonstra <br />the original proposal and tentative map, <br />which indicated a 50-acre site for commercia <br />Originally, the C-C area was to be about <br />35 acres, but in feasibility and market <br />studies, in recent years, it was felt that <br />a smaller shopping center would probably <br />serve the~needs of the area. <br />In addition, Mr. Fairfield disagreed with t <br />staff report that Vineyard Avenue would not <br />become a major thoroughfare. It was the <br />feeling of Mr. Fairfield that Vineyard Aven <br />'is slated to be a major thoroughfare as it <br />is to be the eastern extension of the <br />De 1 Va 11 a Parkway . <br />Also, with the mobile home parks now schedul <br />for construction, Mr. Fairfield felt that it <br />was imperative that commercial remain in <br />the area, that perhaps the area now lying <br />south of Vineyard Avenue across from the <br />mobile home sites and currently zoned C-F, <br />should be retained that way. Perhaps that <br />parcel could be split with the larger segmen <br />devoted to the C-N District and the smaller <br />the C-F. <br />An alternative would be to retain the press <br />C-F District as is, or zone it to the C-N, <br />and perhaps 5 acres of the present 14.4 ac. <br />retained in the C-C District. Discussion <br />then followed on the possible split of the <br />C-F parcel south of Vineyard Avenue. <br />Mr. Fairfield did state, however, that his <br />client was not against a continuance of this <br />item. <br />The Public Hearing was closed by Vice Chair- <br />man Pons. <br />- 3 - <br />
