CITY of PLEASANTON <br />Planning Commission <br />MINUTES ~OF REGULAR MEETING. <br />Dote ; February 23, 1971 <br />Time : s:oo PM <br />FIQCe; Pleasanton Justice Court <br />This project will be on 21.4 acres of the <br />hill land, 12:1%'of which will be utilized <br />for the units themselves. This is con- <br />siderably less land coverage than single <br />family developments, as at 4.7 density, the <br />land coverage would be 20-25%. <br />The materials to be utilized will be pri- <br />marily wood, shingles and stucco. They <br />will be mainly one-story in height, and will <br />fit into the contours of the hill with <br />minimum of cut and fill utilized. Each unit <br />will have a view, some into the interior <br />courts, with large trees. Approximately <br />900 trees will be planted, or perhaps as <br />much as 1,200. The scale model presented <br />showed trees in about the third year of <br />the development. The parking will be 2 for <br />1. Circulation will be good, with two-ways <br />for both egress and ingress. The buildings <br />will be low profile. A great deal of <br />privacy will be afforded the residents of <br />this development. <br />Mr. Feichtmeier then went into the Planning <br />Department report. He advised that the <br />balance of 27 acres will be developed in a <br />single-family cluster style, and contain a <br />density of 5.6 per acre. Also, regarding <br />the provisions for boat and trailer storage <br />they feel it is adequate. Regarding ~5, <br />playground areas for children, they would <br />like to hold off on this to see whether this <br />development will be under FHA and contain <br />children. If not, they would request not <br />to have to provide this. <br />Commissioner Hirst inquired whether the <br />applicant is in a position to submit a to <br />tive plan for the single-family cluster <br />section. Mr. Feichtmeier replied that it <br />would take his organization from 120-160 <br />to do this. <br />- 9 - <br />
