No. 1094 <br />Phil Davidson, Rancho E1 Valle Estates - <br />Tentative Map and Development plan review <br />for P.U.D.-71-2 and Tract 3331, a residential <br />development consisting of single-family town• <br />house units. Said development to be located <br />on property described as Parcels 3-1 and 4, <br />Block 2607 and Parcel 5-9, Block 2577 of Boot <br />946 of the Alameda County Assessor's Office <br />containing 18.5 acres, more or less. Proper• <br />ty fronting on Sycamore Road and abutting the <br />southern boundary of the Mission Park Sub- <br />division. <br />The Public Hearing was opened by Chairman <br />,Carrigan. <br />'Manuel Nunes of Herman D. Ruth Associates <br />spoke on behalf of Phil Davidson. He ex- <br />plained that the concept is of single-family <br />attached condominium homes, including single <br />ownership of a lot and joint ownership of <br />open space and facilities. The plan shows <br />50 single-family dwellings with five basic <br />building designs. Individual home includes <br />a garage, fencing, private patios. A maxi- <br />mum of 16 horses are included in the recre- <br />ational facilities. <br />Chairman Carrigan asked at what stage of the <br />development would the recreational facilities <br />be installed. It was stated that these <br />facilities would go in at the same time as <br />the units or immediately after. Mr. Davidson <br />could not state for sure if there would be <br />any phasing. It would depend on the finan- <br />cing. He stated that they intend to build <br />five and sell from the models unless he <br />obtains financing.
