Ted Fairfield, representing the applican~ <br />',displayed some maps. He then gave the back- <br />~;round of the General Plan adoption and re- ~i <br />ported that this application met all of the <br />(requirements of the General Plan. <br />He stated that the reasons they are here now <br />is that the purchase agreement precluded <br />rezoning the entire property at once for tax <br />purposes. The property is being sold in thre <br />purchase parcels. The first parcel was zone <br />in May, 1968 and the second in October, X969. <br />These plans are now the third purchase parcel <br />It is a logical outcome of the purchase <br />agreement. It is not an amendment as far <br />as the City is concerned. He also stated <br />that occupancy could not occur prior to a <br />year from now. He felt that the applicant <br />would still like to rely on the City to ful- <br />fill its original obligation. <br />Commissioner Pons asked what the effective <br />size of lots would be. Lvir. Fairfield replies <br />about 8,000 square feet. <br />Commissioner Hirst asked. for details regardir <br />the street improvements. Mr. Fairfield re- <br />plied that the City's requirements for the <br />developer to be responsible for 2 of the <br />thoroughfare vas waived for the interim. <br />However, the egivilent of this is to be set <br />aside for when the work on Valley Avenge is <br />to be done. He stated that they will put in <br />both sides of Valley from HopyE~rd to end of <br />street, four lanes will be built throughout <br />project. Hansen will be built in its entire-! <br />Commissioner Pons referred to the multiple <br />area and asked if that portion could be h~?_d <br />in abeyance until some future time. Mr. <br />Fairfield stated that he would like to beliez <br />that the P.U.D. process is a protection to <br />- 7 - <br />
