He advised the audience that
this is the final development plan, design
review and final landscaping plans.
It should be stated that the development
has been scheduled for completion in four
years instead of the previously agreed
upon time of two years. Mr. Lake
emphasized that the sewage will be through
VCSD and will not involve Pleasanton's
plant. He further spoke of the variety of
architectural design and the thorough
planning that went into this PUD. The
park dedication consists of almost 9 acres,
twice as much as is required. Approval
of this plan will carry full improvements
of the park land in the first phase. He
did, however, want to emphasize two points
regarding the landscaping and house design.
1. Landscaping - the bike trail is to be
8 ft. wide and will run along the perimeter
of the development and through the central
portion of the project. This bike path is
to be an integral part of the overall City
bike path. The landscaping will be rustic
in style, with low maintenance as requested
by the Parks Department. The trees and
shrubs will be grouped together, intersperse
with grassy mounds. Also, the park areas
will be fully irrigated.
2. House Design - the developer attempted
to take into account the suggestions
expressed by certain Commission members in
previous hearings and incorporated them
into the new elevations. These designs are
Contemporary California Rustic. Colors
will be in the earth tones and color co-
ordinated and controlled for the lifetime
8.
