4y~~s"N~°y CITY of PLEASANTON <br />~~ ~~;. <br />~~o• Planning Commission <br />~..M{0 f <br />MINUTES ~OF REGULAR MEETING. <br />D C18 : January 25, 1972 <br />Time : ~ :00 P.M. <br />PIaCe; Pleasanton Justice Court <br />on the periphery of the project will also <br />be completed, as will the 2-1/2 ac. park <br />at Valley and Santa Rita Road. <br />Phase III will pick up the balance of the <br />improvements for completion. <br />Mr. Bud Lake, representaing Morrison Domes <br />then spoke. He advised the audience that <br />this is the final development plan, design <br />review and final landscaping plans. <br />It should be stated that the development <br />has been scheduled for completion in four <br />years instead of the previously agreed <br />upon time of two years. Mr. Lake <br />emphasized that the sewage will be through <br />VCSD and will not involve Pleasanton's <br />plant. He further spoke of the variety of <br />architectural design and the thorough <br />planning that went into this PUD. The <br />park dedication consists of almost 9 acres, <br />twice as much as is required. Approval <br />of this plan will carry full improvements <br />of the park land in the first phase. He <br />did, however, want to emphasize two points <br />regarding the landscaping and house design. <br />1. Landscaping - the bike trail is to be <br />8 ft. wide and will run along the perimeter <br />of the development and through the central <br />portion of the project. This bike path is <br />to be an integral part of the overall City <br />bike path. The landscaping will be rustic <br />in style, with low maintenance as requested <br />by the Parks Department. The trees and <br />shrubs will be grouped together, intersperse <br />with grassy mounds. Also, the park areas <br />will be fully irrigated. <br />2. House Design - the developer attempted <br />to take into account the suggestions <br />expressed by certain Commission members in <br />previous hearings and incorporated them <br />into the new elevations. These designs are <br />Contemporary California Rustic. Colors <br />will be in the earth tones and color co- <br />ordinated and controlled for the lifetime <br />8. <br />
