The conventional R-1 <br />homes will run 1386 - 1877 sq. ft. in size, <br />from two-bedroom to four-bedroom homes. All <br />ordinance requirements will be complied <br />with. The Garden Court homes will carry <br />contemporary rustic architecture and will <br />be completely compatible with the single <br />family housing. The colors will also be <br />coordinated. Square footage will run <br />from 1050 sq. ft. for a two-bedroom model <br />to 1325 sq. ft. for a three-bedroom home. <br />The elvations are all new. There will be <br />a choice of three elevation styles for the <br />two-story model. The lots will be 83 ft. <br />instead of the previously planned 80 ft. <br />lots. The two-story models will have an <br />additional 6 ft. setback, making a total <br />additional distance of 12 ft. <br />The timing in development will be in keep- <br />ing with the instruction from Council of <br />four years. Construction will take place <br />at the rate of 120 homes a year average. <br />Improvements of streets and parks will be <br />completed within two years. <br />Regarding Condition ~6, this can be con- <br />trolled through cooperation of applicant. <br />The intent is for a co-ordinated, unified <br />development. <br />Mr. Lake also advised that Morrison Homes <br />has an architectural control man on their <br />staff who stays with the community to <br />assure this type of compliance with the <br />conditions. In closing, he remarked that <br />the property will offer benefits to the <br />City in the form of full improvements of <br />Santa Rita Road completed during the <br />construction of this community during its <br />Second Phase. Also Valley Avenue and the <br />intersection of Valley Avenue and Santa <br />Rita Road. The park system comprising <br />4-1/2 ac. park, a 2.8 ac. corner park, two <br />park areas, initially a sales pavilion and <br />the building to be later turned over to <br />the City, and 3/4 ac. linear park will all <br />be of benefit to the City.
