No. 1164 <br />Robert V. Roth - site plan, landscaping <br />and architectural review to allow the con- <br />version of an existing residence into an <br />office use. Said residence located in an <br />0(Office) District at 287 Bernal Avenue, <br />Pleasa nton. <br />Mr. Castro informed <br />matter will need to <br />Council with regard <br />Overlay District. <br />the Commission that thi; <br />be referred to the City <br />to review of the Civic <br />He further indicated that the timing for <br />development can be limited to five years a <br />this will be acceptable to the staff, howe <br />the applicant should be made aware that th <br />is a temporary permit and will expire one <br />year from the date of the Civic Center <br />completion. <br />Mr. Jack Bras, representing the applicant, <br />was present and stated that with regard to <br />the Public Works requirements, there should <br />be room for compromise as the applicant is <br />simply proposing to convert a building. He <br />further indicated that the selection for th <br />Civic Center site was made four or five <br />years ago and no further action has been <br />taken in this regard as yet. <br />Mr. Campbell, Director of Public Works, <br />indicated that this particular situation is <br />negotiable and should be a matter of policy <br />for the Commission. He further indicated <br />that Public Works would like to begin some <br />public improvements in this area because of <br />the Civic Center. Further, the department <br />realizes that this building will eventually <br />be torn down in anticipation of the Civic <br />Center, but there is no indication at prese <br />when this will be. There is an ordinance <br />for a Precise Plan Line for this property, <br />but not a time element on it.
