M. <br />PIaCe; Pleasanton Justice Court <br />It briefly defined that the shopping <br />center site will consist of 168 acre , <br />and will approximate 1,450,000 sq.ft <br />of gross leaseable area. The balanc <br />will consist of residential uses. <br />Tax revenue benefits from the shop- <br />ping center will be in excess of <br />$1,000,000. They anticipate a 1975 <br />opening, depending on sufficient <br />trade area. <br />Chairman Carrigan then inquired <br />whether he was correct in assuming <br />that the staff and applicant are <br />already meeting regarding some of <br />the areas of mutual concern to the <br />City, such as land use patterns, <br />City services, etc. Mr. Castro con- <br />firmed this to be correct. The <br />Chairman further inquired that if <br />there were possible changes in the <br />tenants, would this indicate a Chang <br />in the development plans? Mr. Castr <br />confirmed this and indicated that <br />the staff did not foresee any proble <br />in this regard. <br />Commissioner Hirst wished to know if <br />the entire 168 acres would be develo ed <br />into a shopping center. <br />Mr. Fairfield replied that the cente <br />itself would consist of 108 acres, <br />with 60 acres devoted to ancillary <br />uses. <br />Commissioner Hirst inquired as to wh t <br />these would be. Mr. Fairfield repli d <br />that considerable land would be <br />reserved for off-street parking requ're- <br />ments, and cited the SunValley Mall <br />as an example of ancillary uses <br />surrounding major tenants. <br />-4- <br />
