The Planning Division did <br />not feel this was the best solution and <br />preferred to see no creation of additional <br />parcels in a commercial P.U.D. of this type <br />since problems can arise between landowners <br />over access and maintenance of common park- <br />ing. <br />Acting Chairman Pereira suggested that this <br />preliminary submittal be labeled in some <br />definite stage, i.e., preliminary or tenta- <br />tive. The City Attorney will clarify at <br />what stage this submittal is, at a later dat <br />Mr. Bras explained that the entire complex <br />has more than the required parking, however, <br />the square footage to be devoted to office <br />uses, would be short on parking. An agree- <br />ment between all parties concerned would be <br />submitted to the City on this. <br />The Commissioners also discussed ingress and <br />egress from Santa Rita Road, and Mr. Harris <br />verified from Mr. Bras that the office build <br />ings are to be two-story. <br />The Public Hearing was then closed. <br />The Commissioners felt that a ruling should <br />be made regarding what stage of submittal <br />this proposal is in. The City Attorney <br />clarified that it would be appropriate for <br />staff to act on the matter that evening, <br />feeling that their decision would not be <br />prejudicial should this submittal be in its <br />tentative stage. <br />Accordingly, a resolution by Commissioner <br />Garrigan, seconded by Commissioner McLain <br />and carried, was offered approving this <br />preliminary submittal for Valley Realty's <br />P.U.D. <br />i.' <br />;, <br />I ~ <br />i <br />N, <br />~i <br />i ~ ~ <br />ii l1 <br />-3- <br />
