Mr. Harris indicated tha <br />there is a difference of one lot les <br />Chairman Pereira further raised the <br />question of possib le traffic pro- <br />blems. City Attorney Ken Scheidig <br />suggested a condition could be added <br />stating that although the model home <br />complex is in existence, it would <br />not preclude the City from amending <br />the subdivision map at a future date <br />Commissioner McLain asked the City <br />Attorney to explain the advantages <br />of a letter of credit over a cash <br />bond. <br />Commissioner McLain then asked <br />Secretary Harris about the size of <br />the lots and if they would be com- <br />parable to Mackay 's. Mr. Harris <br />explained that the model homes would <br />contain optional items such as decks <br />trellises, etc. Some discussion en- <br />sued regarding appropriate setbacks, <br />and percentages of lot coverage. In <br />comparison to Mackay homes, these <br />will run about 1800-2200 square <br />feet. Mackay 's are a maximum of <br />2,500 sq. ft. <br />The Public Hearing was opened. <br />Mr. Ken Riding, 3080 Olcott, Santa <br />Clara, representing Ponderosa Homes, <br />was present and expressed acceptance <br />with all conditions of approval. He <br />wished to assure the Commission that <br />regardless of any experiences in the <br />past which may have been less than <br />acceptable, they intended to fulfill <br />all the obligations agreed upon be- <br />tween themselves and the City.
