4y$~SANTOy
CITY ofi PLEASANT®N
,~ .~,.
`~ ~~~° Planning Commission
NM^O f
MINUTES ~OF REGULAR MEETING.
DGte : October 15, 1974
Time : 8 :14 P.Nl.
PIOCe; Pleasanton Justice Court
them and return the area to its ori-
ginal state, or re-negotiate the
lease, or purchase the land. They
intend to purchase the land.
Mr. Harris indicated some concern
about recommending approval of the
model home complex which is consi-
derably away from the actual develop
ment site. However, taking into
consideration the slow market condi-
tions perhaps the needed exposure to
I~opyard Road, might be an advantage.
It is Ponderosa Homes' understanding
that sewer permits will be obtained
from VCSD sometime toward the end of
October, and they hope to begin
construction.
The City has discussed with the appli
cant the possibility of issuing a
$50,000 letter of credit prior to
issuance of building permits, which
the City could draw upon for the
removal of all improvements on the
model home complex site at the end
of one year unless other factors
agreed upon are adhered to.
Ponderosa Homes is in agreement with
this and is prepared to give the
City such a letter of credit.
The conditions of approval were then
briefly reviewed by Secretary Harris.
Commissioner Wood had questions about
Conditions 8, 9 and 10, pertaining
to restoration of the homes to ori-
ginal state by adding in the drive-
ways, etc., before they are sold.
The two lots being reserved for
parking now, would be returned to
their original state, and also re-
garding the walkway connecting the
models.
-2-
_._._..r.._....._.__... _.._.__ _.._..
