They <br />intend to purchase the land. <br />Mr. Harris indicated some concern <br />about recommending approval of the <br />model home complex which is consi- <br />derably away from the actual develop <br />ment site. However, taking into <br />consideration the slow market condi- <br />tions perhaps the needed exposure to <br />I~opyard Road, might be an advantage. <br />It is Ponderosa Homes' understanding <br />that sewer permits will be obtained <br />from VCSD sometime toward the end of <br />October, and they hope to begin <br />construction. <br />The City has discussed with the appli <br />cant the possibility of issuing a <br />$50,000 letter of credit prior to <br />issuance of building permits, which <br />the City could draw upon for the <br />removal of all improvements on the <br />model home complex site at the end <br />of one year unless other factors <br />agreed upon are adhered to. <br />Ponderosa Homes is in agreement with <br />this and is prepared to give the <br />City such a letter of credit. <br />The conditions of approval were then <br />briefly reviewed by Secretary Harris. <br />Commissioner Wood had questions about <br />Conditions 8, 9 and 10, pertaining <br />to restoration of the homes to ori- <br />ginal state by adding in the drive- <br />ways, etc., before they are sold. <br />The two lots being reserved for <br />parking now, would be returned to <br />their original state, and also re- <br />garding the walkway connecting the <br />models. <br />-2- <br />_._._..r.._....._.__... _.._.__ _.._.. <br />
