"'"~ CITY of PLEASANTON <br />Planning Commission <br />MINUTES ~OF REGULAR MEETING. <br />DG18 : May 14 , 1975 <br />Time : 8:15 P.M. <br />PIOCB: Pleasanton Justice Court <br />which showed medium density resi- <br />dential, but was also unsure whether <br />an office complex would be the pro- <br />per alternative. He concurred that <br />there should be some kind of buffer <br />between the residential and the com- <br />mercial westerly off Valley Avenue. <br />One further concern he had was on <br />the minimum size of lots permitted <br />under the medium density residential <br />classification. Conversely, he also <br />recognized the need for multiple <br />residential zoning for lower income <br />people . <br />Mr. Beratlis indicated that Spivak <br />intends to develop about two acres <br />of office buffering the residential, <br />with an additional three acres to <br />be commercial. He did indicate that <br />the office development would be one- <br />story. <br />Commissioner Shepherd noted that <br />people who buy in single family sub- <br />divisions generally do not like sur- <br />prises . On the other side, he <br />recognizes there are other complex <br />problems relating to development. <br />Mr. Beratlis stated that he had <br />spoken to two people who are buying <br />homes close by the site, and they <br />did not object to the office zoning. <br />Chairman Wood noted that there is a <br />very high office vacancy rate in <br />Pleasanton. <br />Secretary Harris emphasized that <br />the General Plan shows this property <br />as high density residential, and on <br />the revised plan as medium density <br />residential.
