'"'"'°• CITY of PLEASANTON <br />- Planning Commission <br />MINUTES ~OF REGULAR MEETING. <br />Dote : October 8, 1975 <br />Time : 8:40 P.M. <br />PIGCe; Pleasanton Justice Court <br />fihe hearing was opened. <br />Mr. John Griffin, representing <br />Morrison Homes , was present and in- <br />dicated that he only wished to commen~ <br />on conditions if the map is approved. <br />He directed his comments to Condition <br />#1 in relation to Condition #8. Park <br />dedication fee is $390. In addition, <br />if asked to dedicate improvements on <br />site which is somewhere between <br />10,000-12,000 square feet in size, <br />landscaped and given to the City for <br />the sole purpose of providing access <br />between two City parks facilities. <br />Morrison Homes would not be willing <br />to provide improvements at this time. <br />Additionally, staff has told him to <br />build the streets in such a way as ~` <br />to front on the existing Woodthrush ~ <br />Park for a distance of about 350 ft. I <br />or more. He felt this would not be <br />the most efficient use of the pro- <br />perty. He felt, in equity, that what• <br />ever the value of the land dedicated <br />for the connection strip and its im- <br />provements, plus City's share of that' <br />street, should apply as a credit <br />dollar for dollar against the park <br />dedication fee. <br />He then talked about Condition #20, <br />requiring developer to demonstrate <br />to the satisfaction of the City <br />Engineer that the proposed systems <br />fully meet the requirements of this <br />development before approval is given <br />for the sanitary sewer system, the <br />storm drain and water systems. Mr. <br />Griffin felt this condition was oddly <br />worded and would like it understood <br />that what this means is that once <br />plans are approved by the City, those <br />;. <br />-10- I~ <br />
