control and the area could deteriorate. Commissioner Jamieson con-
curred. Chairperson Getty said that regular residential areas don't
have these controls and didn't believe they should be required in
this development either.
Commissioner Jamieson said he looked at similar units in Morgan
Hill and they are close.
Mr. Harris indicated he concurs that these types of controls are not
implemented in single-family neighborhoods even when houses are ..
close together.
Commissioner Lindsey indicated he agrees with staff in this regard in
that these are individual family units and he doesn't like those
kinds of controls.
Commissioner Doherty indicated he goes along with staff concerning
this and that pride of ownership will dictate the maintenance of
the individual properties.
Commissioner Jamieson indicated that the City is considering some-
thing here which has never been considered before. He said this
immobile home park has entirely different kinds of homes. He
further stated he believes the police department has better things
to do than enforce parking.
Commissioner Doherty indicated to the applicant that the Planning
Commission doesn't know how much sewer capacity, if any this
development will be getting, out of the remaining balance. Chair-
person Getty asked the other Commissioners if they concurred with
this statement and Commissioners agreed.
A motion was made by Commissioner Lindsey, seconded by Commissioner
Doherty, that case PUD-81-34 be recommended for approval subject
to the following amendments to conditions:
1. That the development be substantially as shown on
the development plan, Exhibit A (revised January 8,
1982 and shown as Alternate "A"), on file with the
Planning Division except that Street "E" shall be
38 ft. in width (including 4 ft. sidewalk), there
shall be 4 ft. wide sidewalks on one side of each
street and there shall be a minimum right-of-way
of 38 ft. for the eastern entrance driveway.
3. That wherever driveways are less than 23 ft. in
length, automatic garage door openers shall be
provided for all effected garages.
5. That fencing for all units, as approved by staff,
shall be provided by the developer.
-12-
