like the extension of Martin Avenue and the eastern part of Martin
Avenue Low Density Residential. He indicated Molinaro could be
the divider because of the collector street. He said Thorpe
would someday like to develop similar to Ponderosa Homes -
R-1-10,000 lots. He further indicated that the map he presented
is not binding upon anybody but simply represents his ideas.
Commissioner Wilson asked exactly who Mr. Barbee represented.
Mr. Barbee responded that he represents Thorpe, seven property
owners on Mohr/Martin including Wagerman but doesn't represent
Sheffield. Commissioner Wilson asked if these property owners
prefer Low Density Residential. Mr. Barbee said they do prefer
this density. Mr. Barbee said he ran his plan by Mr. Molinaro
and his attorney and they have no argument with it even though
he doesn't actually represent them.
Mr. Wiemken, Trenery Drive, spoke to the comment made that Low
Density next to High Density not selling but that if you make a line
across from the Kamp and Dawes' property you have made a line with
different owners. He asked what would happen if you made a line
through the Kamp and Molinaro properties -- the developer would
then have to phase and constantly push up the line. Mr. Wiemken
said he would like Trenery Drive to have a buffer and not be a
through street. He indicated homes are basically established on
the street.
Jim Fazzari, 3710 Trenery Drive urged Low Density Residential with a
natural breaking point at Oakland Avenue. He said Oakland and
Martin are natural boundaries. He asked where the Medium and Low
Density will stop. He said if Kamp goes Medium Density, DeVor
will want to be Medium Density. He said he saw a proposal showing
a street through his pool and spa room.
John Montgomery, 3800 Trenery Drive said he doesn't want feathered
development. He said Dunkley came in with a solid plan but that
Molinaro, if allowed to come in with Medium Density, doesn't give
the property owners any assurance it will consider the properties
of others. He said Dunkley has given the neighbors some assurance
but they haven't had any assurance with regard to the western pro-
perties including that of Thorpe. He said he speaks also for the
Dawes' property.
John Corley, 3744 Trenery Drive, spoke stating he still is in an
unincorporated area and that the City of Pleasanton can only recom-
mend for the area inasmuch as the entire area is still under County
of Alameda jurisdiction. He said he would like to be annexed and
suggested the staff come up with a program regarding planned unit
development zoning for the entire area when it comes into the City to
preserve the area. He said the annexation, general plan and zoning
could be done concurrently, Commissioner Wilson asked what density
Mr. Corley would like to see. Mr. Corley said he would like to
see Low Density or see the area looked at when it comes into the
-4-
,_ _.~ . _ ~... _T--~__ ._ _ . _ _ ...... _,..
