Commissioner Jamieson asked the progress regarding the reflective
curbs. on Santa Rita Road. Mr. Warnick stated that the Traffic Com-
mittee has again reviewed the matter. He indicated that other
jurisdictions were also included in the review and that the con-
census of opinion is that the noses only be painted. Commissioner
Jamieson said that some of the noses do not have reflective paint
on them.
Chairperson Getty indicated that Item 7b concerning the Mohr-Martin
area would be discussed first inasmuch as this matter should be
reviewed prior to taking action on other applications relating to
this same area. Mr. Harris suggested that GP-81-9 be open for review
in conjunction with the report. The Commission concurred.
Review of the Mohr-Martin Area and GP-81-9, City of Pleasanton
Application of the City of Pleasanton to amend the General Plan and
Land Use designation of several properties on the west side of
Martin Avenue between Mohr Avenue and the Arroyo Mocho and an
approximately 45 acre site east of Martin Avenue immediately south
of the Arroyo Mocho from "Medium Density Residential" and "Sand
and Gravel Harvesting" to Low Density Residential or to any other
land use designation deemed appropriate by the City. A negative
declaration of environmental impacts was also considered.
Mr. Harris explained the staff report concerning GP-81-9 and the
fact that it has been continued previously for more information
concerning the entire area known as Mohr/Martin. He explained the
boundaries of the area addressed.
Commissioner Wilson spoke to the staff report stating that it
recommended the property east of Molinaro and east of Kamp's,
including the Thorpe property be Low Density Residential (including
the Devor nursery property). He said it might effect the nursery
if the property went to Low Density Residential. Mr. Harris indi-
cated he would check the code to see if nurseries are conditionally
allowed under the residential district. Commissioner Wilson also
addressed one-third of the Busch property as being Low Density
Residential. Mr. Harris said the entire area south of Mohr Avenue
could go Low or Medium Density Residential. He indicated that the
entire area should be all designated one or the other. Mr. Harris
indicated that the Kamp property is being proposed to be developed
on the southwest corner at the top end of Medium Density with a
proposal of 15 units/acre. Commissioner Wilson asked Mr. Harris
if the reason for this was because it is right across the street
from industrial land. Mr. Harris confirmed this.
Commissioner Jamieson indicated that previously Commissioner Doherty
has stated this is probably the last opportunity to maintain large
lots in the area and he tends to agree with this. He said it might
be better to keep the Kamp property Low Density Residential. He then
asked the density of the approved development for CPK. Mr. Harris
responded it is Medium Density Residential. Mr. Harris indicated that
there are 196 units approved for CPK and the Kamp property proposes
gradation from west to east to be more compatible with the lots to
the east of their proposal.
-2-
___.r___~_......__ _.,. __ ._ ._... ..__~.__ ___.._.. ..
